CRITERIA FOR APPLICANTS

1. Must have a valid photo ID, drivers license, and SSN
2. Monthly income must be at least three (3) times the monthly rent amount
3. No record of bankruptcies, foreclosures, or judgements within the previous 5 years
4. No record of landlord or utility collections
5. Must have a credit history and a score of at least 500
6. No more outstanding debt than $1,000 (student loans and medical bills not included)
7. No felonies within the previous 10 years
8. No misdemeanors within the previous 7 years (excluding traffic violations)
9. No evictions within the previous 3 years
10. No balance on past rentals over $100

CRITERIA FOR GUARANTORS

1. Must have a valid photo ID, drivers license, and SSN
2. Monthly income must be at least five (5) times the monthly rent amount
3. No record of bankruptcies, foreclosures, or judgements within the previous 7 years
4. Must have a credit history and a score of at least 700
5. No more outstanding debt/past due balances than $1,000
6. No more than 3 outstanding collections
7. No previous landlord or utility collections
