RENTAL QUALIFICATIONS:
Occupancy Limitations:
- Studio = 2 Occupants Maximum
- 1‐Bedroom = 3 Occupants Maximum
- 2‐Bedroom = 5 Occupants Maximum
- 3‐Bedroom = 7 Occupants Maximum
- 4‐Bedroom = 9 Occupants Maximum
- 5‐Bedroom = 11 Occupants Maximum
1. Every person over the age of 18 must fill out an application and have their credit and backround checked. Application may be
denied based on the Credit Report.
2. No one with an Eviction will be accepted.
3. Combined income must be 2.5x - 3x the rent depending on credit line balance and debt obligations. *(i.e. Student loans are viewed more favorably then credit card or department store debt*)
4. If you have ever been convicted of a felony you need not apply.
5. Must show proof of income with the last three bank statements and last two-three month pay stubs. If self‐employed must
provide the most recent tax records and current bank statements. (only first page of bank statement is needed)
6. Each applicant will need to provide a copy of a valid photo I.D. and upon approval provide a matching Social Security Card or ITIN to verify identity.
7. Current Utility Bill with applicant’s name on it. (if applicable)
8. We will be checking all references on the Application, including the current landlord reference.
9. All renters are required to have renter-to-landlord liability insurance with $100,000.00 minimum coverage.
10. Holding Deposit: In order to hold an apartment, a holding deposit is required. If an apartment is not occupied within 24 hours of the move-in date, or canceled by the Resident, the deposit is forfeited. If the applicant cancels for any reason or does not provide proof of income within 48 hours the unit will return to the market. I understand that this document does not guarantee occupancy. We only hold units depending on owner approval with a holding deposit.
11. Pet Policy: $250 pet deposit and $50 pet rent a month PER PET. Pet Liability Insurance is required with $100,000.00 liability as well as
license and vaccinations for each animal. Maximum of 2 pets. Support animal(s) owners are not exempt from providing
licenses and vaccinations.
12. Pet Policy Restrictions: Certain breed and weight limits are restricted per property owner preferences. RESTRICTIONS PLACED on any dog who exhibits any aggressive temperament, a bite history, or is specifically trained as a guard dog. Pets must NOT exhibit any aggressive temperament, have a bite history, or have been trained as guard dog.
