ANY FALSIFICATION OF INFORMATION ON THE RENTAL APPLICATION WILL RESULT IN AUTOMATIC DENIAL.
AGE: Prospective residents must be 18 years of age or older.
LIMIT OF OCCUPANTS: Each bedroom is limited to two occupants.
RENTAL/MORTGAGE HISTORY: A minimum of two years history required. Compliance with all terms of previous lease/contractual agreements. No applicant will be accepted with an eviction or unresolved debt with a previous landlord within the last 10 years.
EMPLOYMENT/INCOME: Verification of employment or sources of income is required. Combined monthly gross income of all applicants must equal at least 3 times the monthly rent. Self-employed, retired or applicants with unverifiable income must provide copies of the most recent tax statement and bank statement. No Section 8 is accepted for this property.
CREDIT: A credit reporting agency will scan to verify your SSN. Any inconsistencies or invalid response from the agency will result in application denial. Credit score must be a minimum of 600. If applicant(s) have more than $1000.00 of unsatisfied judgments (excluding medical) and collections outstanding, the application may be denied. Applicant must have a positive rating with at least 50% of reported credit accounts (excluding medical).
CRIMINAL HISTORY: An applicant will automatically be denied if convicted of any felony/misdemeanor involving a violent crime or the manufacturing/distribution of a controlled substance. Applicant’s background must exhibit a pattern of responsibility.
SCORING: BASED UPON THE TOTAL OF THE SCORES FROM THE ABOVE CATEGORIES, YOUR APPLICATION WILL BE APPROVED, APPROVED WITH SPECIAL CONDITIONS, OR DENIED.
