APPLICATION CRITERIA

Minimum Criteria for Application Approval :

  • A background check is required, including but not limited to a public records search. The applicant(s) must consent authorizing such a check. The following must be true for each applicant: 
  • No convictions of any applicant for any misdemeanor resulting in bodily harm or intentional damage to property in the last 3 years 
  • No convictions of any applicant for any felony for the illegal manufacture or distribution of a controlled substance in the last 7 years 
  • No convictions of any applicant for any felony resulting in bodily harm or intentional damage to property in the last 7 years 
  • No convictions of any applicant for sexual related offenses ever, including any that may or may not require registration. No convictions of any applicant ever for violence against children, including any that may or may not require registration. 
  • No orders of protection against any applicant in the last 3 years or no more than 2 orders of protection in any 5 year period. 
  • A credit check is required.The applicant(s) must consent authorizing such a check. Credit score(s) will be determined by averaging all credit scores together. Applicants with no credit score will be considered 600.The following must be true for each applicant: 
  • Ideal applicant(s) will have a credit score average of 601 or higher. Applicant(s) with a score between 500-549 will require to be in a rental assistance program (Section 8, for example) and a Credit Contingency Fee of $60 per month. Applicant(s) with a score between 550-600 will require a Credit Contingency Fee of $30 per month. An applicant with no credit score applying alone will require a Credit Contingency Fee of $60 per month. 
  • No collections submitted to the Credit Bureau within the last 12 months of any applicant 
  • No utility or trash service collections or delinquencies reported for accounts in the last 3 years for any applicant A rental/residency history check is required. This includes a national eviction search, landlord verification and reference, and other residency verification inquiries. The applicant(s) must consent authorizing such a check. The following must be true for each applicant: 
  • Ideal applicant(s) will have no evictions in the last 3 years and no more than 1 eviction ever. Applicant(s) not meeting this guideline may still be accepted, but will require an extra deposit equal to one-half of the gross monthly rent for each eviction prior to the last 3 years. 
  • Any applicant must not have more than 3 residences in the last 5 years, with exception to verifiable job or school transfers. 
  • Any applicant must not owe current or previous landlord/financial institution/property manager any money. Any rental amounts quoted for a studio or one (1) bedroom unit are based on maximum two (2) person occupancy, rent amounts quoted for two (2) bedroom units are based on maximum three (3) person occupancy, rent amounts quoted on three (3) bedroom units are based on maximum (4) person occupancy and rent amounts quoted on four (4) bedroom units are based on maximum six (6) person occupancy. Any occupancy beyond these limits is subject to an additional $100.00 per person, per month charge. 
  • Income requirements must be true for each applicant: 
  • Proof of Income must be supplied as described above for each applicant with income. 
  • Sum of all applicant(s) income source(s) based on their net (take home) income must be greater than 2 times the gross rent for units including all utilities,or 2.5 times the gross rent for units including all utilities except electricity, and 3 times the gross rent amount for all other units. 
  • An animal screening is required if animals are to be considered. ALL applicants, whether applicant has animals or not, must create a pet profile at https://zessin.petscreening.com. Petscreening.com will provide Management with a ‘Pet Score’ranking from 1 Paw (low) up to 5 Paws. Each animal will have a monthly animal fee based on the ‘Paw Score’. 5 Paws will require $25 per month, 4 Paws will require $35 per month, 3 Paws will require $50 per month, 2 Paws require $75 per month, and 1 Paw requires $100 per month.
