APPLICATION CRITERIA

Thank you for applying for one of our rental homes! Please be prepared to pay the application fee. Application fees are non-refundable. Each occupant 18 years or older must complete an application. Be prepared to provide a valid ID, 3 years of employment, and residential history including contact information for your previous and current employer(s) and landlord(s), and bank login info for income verification.

 

Our standard selection criteria are as follows:

- Minimum 650 Credit Score

- Combined household NET income of at least three (3) times the monthly rent*

- Income verification via bank account

- No past evictions

- No bankruptcy

- All accounts in good standing

*For applicants using housing vouchers, this will apply to the tenant's rent portion.

 

If you are approved, you will be enrolled in our Resident Benefits Package (RBP). There is a monthly charge for the RBP and it is not optional. See https://tinyurl.com/DPMRBP for more info. We require that all tenants have a minimum of $100,000 in landlord liability insurance. Our resident benefits package includes this coverage by default as well as an additional $10,000 in coverage for your personal belongings. Or, you can opt to purchase a policy of your own to meet the requirement. Tenants must also pay an admin fee of $100.

 

Once we receive your application, we will first process it for initial credit approval. Once your application is credit approved, we will complete the criminal background check, employment & income verification, and past landlord verification, and send the application to the landlord for their final approval. Please allow as long as 3 business days for final approval. The more information you provide upfront, the faster we can process your application.
