APPLICATION CRITERIA

Welcome to Vanak Properties rental application process. Our goal is to ensure a smooth and transparent experience for all applicants. Below are the criteria and requirements to help guide you through the application:

1. Income Requirement

  • Applicants must have a combined gross monthly income of at least three times the monthly rent amount.
  • Verification of income may include recent pay stubs, bank statements, employment verification, or tax returns for self-employed individuals.

2. Credit History

  • A credit check will be conducted to assess financial reliability.
  • A minimum credit score of 650 is typically required, though applications with scores below this may still be considered with additional deposits or guarantors.

3. Rental History

  • Applicants should have a positive rental history, with no recent evictions or significant complaints from previous landlords.
  • Reference checks will be conducted with prior landlords to confirm timely payment, property care, and adherence to lease terms.

4. Employment Verification

  • Applicants must be able to verify stable employment, typically a minimum of 6 months with 3 months pay stubs.
  • If self-employed, applicants may provide tax returns, bank statements, or other financial documents to verify income stability.

5. Background Check

  • A criminal background check will be conducted. We review each case individually, considering the nature, date, and relevance of any offense to the property or other tenants.

6. Occupancy Limits

  • Our properties adhere to local occupancy limits to ensure comfort and safety.

7. Security Deposit

  • A security deposit will be required upon lease signing. The amount is half of the monthly rent for security deposit paid in advanced of signing. The amount may vary based on credit history, rental history, and other criteria.

8. Pet Policy (if unit is Pet OK)

  • A pet damage deposit will be required upon lease signing. The amount is half of the monthly rent for pet damage deposit paid in upon signing. The amount may vary based on credit history, rental history, and other criteria.

9. Guarantors

  • If applicants do not meet all of the above criteria, a guarantor may be accepted. Guarantors must meet income and credit requirements.
