-Total monthly income of 3 - 4 times the amount of the rent

-Good house keeping habits

-No indication of violent tendencies or past history of violence

-No indication of illegal activities or history of illegal activities

-Head of household must be 18 years of age or older. All residents over the age of 18 must complete an application and meet all rental guidelines

-The application fee is $35 per adult and is non-refundable. Once approved, applicant must pay the security deposit within 48 hours. After receiving the security deposit, we can old the property for up to 2 weeks. One month's rent is required prior to gaining possession. Any pro-rated rent is due the following month.

-Pet Policy: Tenants are permitted one small dog (maximum 30 lbs) with prior consent of the landlord. Tenant must sign a pet agreement, pay a pet fee ($400) and agree to pay monthly pet rent ($40). The dog may NOT be an aggressive breed and must be house broken. Puppies are never allowed in our properties. In addition, tenant must have the dog bathed regularly and must have dog treated for fleas on a regular basis.

Pets are not permitted in any of our duplexes or multi-family units.
