KPG uses your provided income and ID documents to generate a "grade" to qualify for the applicant pool, and includes options for well-qualified, standard qualified, and conditionally qualified applicants.

Well-qualified (A+/A) applicants:

  • Earn combined gross income of 4x-5x the monthly rent
  • Have a TransUnion ResidentScore of 600-620+
  • May qualify for security deposit or rent move-in discounts. 

Standard qualified (B) applicants:

  • Earn combined gross income of 3x the monthly rent or higher
  • Have a TransUnion ResidentScore of 560+
  • Pay a standard security deposit equal to one month's rent 

Conditionally qualified (C) applicants:

  • Earn combined gross income of 2.5x the monthly rent
  • Have a TransUnion ResidentScore of 538-559
  • Are required to provide a double security deposit or a qualified cosigner/guarantor

Low Conditionally qualified (D) applicants:

  • Earn combined gross income of 2x the monthly rent
  • Have a TransUnion ResidentScore of 524-537
  • Are required to provide a double security deposit AND a qualified cosigner/guarantor
    • In place of a qualified cosigner/guarantor, otherwise low conditionally qualified applicants may be given the option to pay both a double deposit and the last month's rent up front.

  • SSN / ITN number provided (any format) 
  • Income: Most recent pay stub (if multiple jobs, 1 stub per job)

— For self-employed or independent contractors, please either provide tax returns showing income, or contact us for proof of income document options. Cash-only businesses must provide tax returns. 
— For income that is not from employment, such as Social Security Income, pension or retirement accounts, or financial aid, provide most recent deposit or distribution statement from the organization providing/managing the account. Deposit/distribution statements are required in addition to your personal bank statements. 
— For housing vouchers, provide a PDF copy of the entire award packet. Packets missing pages or vouchers that are expired will not be processed.

FULL APPLICATION AND MOVE IN Requirements for STANDARD QUALIFIED Prospective Tenants: 

  1. PROOF OF IDENTITY (Originals required; no pics/scans/photocopies):
    • Both of the following identification documents required for ALL adults living in the unit
      • Government-issued photo ID
      • Formal SSN/ITN document)
  2. PROOF OF INCOME (Originals required; contact us if format is via PDF):
    • 2 months most recent pay stubs/deposit statements from all legal income sources
    • 2 months of bank statements showing matching deposits to pay stubs/income source 
    • Income must be enough to pay monthly rent + utilities, all minimum payments, + standard minimum living expenses (see above for rent to income ratios) 
  3. GOOD CREDIT HISTORY:
    • Minimum TransUnion ResidentScore (see above) 
    • No disqualifying unpaid balances 
    • Minimum payments + rent/utilities + minimum living expenses covered by income 
  4. PAY APPLICATION FEE:  
    • Separate $52 fee required for each adult living in the unit 
    • Paid online via TenantCloud, via Zelle/Chime/Venmo, OR
    • Pain in person via cashier's check/money order made out to Kelly Property Group 
  5. PASS A FULL CRIMINAL BACKGROUND & CREDIT CHECK:
    • Full credit score packages ordered across all agencies for complete account balances
    • No disqualifying criminal convictions on national, state or local criminal background checks 
    • No undisclosed evictions or outstanding balances to other property owners/property managers
  6. EMPLOYMENT VERIFICATION & RESIDENTIAL HISTORY
    • Employer verification of income provided via acceptable channels
    • No disqualifying remarks from previous residences 
  7. MOVE IN FUNDS 
    • Security Deposit (Standard deposit equal to one month's rent; double deposit for conditionally qualified) 
    • First month's rent (full amount paid upfront; prorated and credit applied to 2nd month) paid via cashier's check/money order

* Kelly Property Group has alternative lease options for those with "borderline" rent-to-income ratios and credit scores (conditionally qualified and low conditionally qualified). These options include:

  • Co-signer/Guarantor 
  • Additional security deposit 
  • Pre-payment of last month's rent
