Thank you for your interest in renting a property from us. The following information will help you through the process.

• Rental Application can be found online at www.atlanhomeinc.com.
• Standard lease term: Initial – 12-month minimum. 
• Application fee: $70 per applicant, nonrefundable
• Administration fee (payable after a lease is signed): $200.00
• Anyone planning to live in the home that is over 18 MUST complete the application.
• A copy of a valid state-issued photo I.D. is required. (Driver’s license, Military I.D., Passport, etc.)
• Standard security deposit: minimum 100% of monthly rent amount.

Application standards:

• Credit requirements: No monetary judgments. Bankruptcies must be discharged.
• Employment history: Must provide two years of verifiable employment history unless retired or disabled. For self-employed, please refer to the website for specifics.
• Rental history: Two years of verifiable rental history. No prior evictions. No prior lease infringements.
• Minimum income qualifications:  Monthly gross income must be at least 3x the monthly rent amount. Non-married roommates must each meet at least 50% of requirement. Please provide two most recent paycheck stubs (per applicant) to verify income.
• Additional documentation may be required.

Other Important Information regarding rental policies:

• All future rent payments must be made on-line. Checks, cash, and money orders are not accepted. Rent paid by credit/debit card incurs an additional fee for processing. This is charged by processing company and not by management.
• Rent not paid by the fifth of the month is late and will incur a late fee of 10%.
• All utilities are paid by tenant including Electric, Water, and trash.
• Addendums included with this lease include House Rules, Security Deposit Return, and, if applicable, at a minimum.
