If employed 1+ year with current employer:
• 600–649: Standard deposit
• 550–599: Standard deposit + 50% of monthly rent mitigation fee
• 500–549: Standard deposit + 100% of monthly rent mitigation fee
• 499 and below: Cosigner required with a 600+ credit score and income of at least 2x the rent
If employed less than 1 year with current employer:
• 650+: Standard deposit
• 600–649: Standard deposit + 50% of monthly rent mitigation fee
• 550–599: Standard deposit + 100% of monthly rent mitigation fee
• 500–549: Standard deposit + 150% of monthly rent mitigation fee
No credit history:
• Cosigner required with a 600+ credit score and income of at least 2x the rent
Mitigation fees are non-refundable.
AUTOMATIC DENIALS
Applications may be automatically denied for:
• Utility collections
• Evictions
• Landlord collections or unpaid landlord balances
• Open judgments
• Felonies or misdemeanors within the last 10 years
• Drug-related charges
• Bankruptcies within the last 5 years
Criminal background and sex offender checks are conducted.

PET POLICY
Pet approval is required. Breed restrictions, weight limits, pet fees, monthly pet rent, pet inspections, and other requirements may apply.

Additional requirements for restricted breeds may include:
• Mandatory dog interview with the property manager
• No history of biting
• Completed pet application
• Veterinary records and current vaccination records

Restricted breed fees:
• Non-refundable pet fee: $375
• Monthly pet rent: $45 for the first pet and $25 for each additional pet
• Tenant may be required to obtain an insurance policy through the designated insurance provider
NON-RESTRICTED BREEDS
• Non-refundable pet fee: $300 per pet
• Monthly pet rent: $25 for the first pet and $10 for each additional pet
• Maximum of 3 pets
• Maximum weight: 90 pounds
• Two pet inspections per year at $75 per inspection
Service animals and assistance animals are handled in accordance with applicable laws.
SMOKING & VAPING
Smoking or vaping is only permitted at properties where the owner allows it.
If permitted, a $200 smoking fee and additional conditions may apply.
