APPLICATION CRITERIA
Must complete a background check, credit check, and income verification. All occupants age 18 or older must complete an application.
- APPLICATION
• Falsification of information results in automatic denial
• Rental and employment history will be verified
• All occupants age 18 or older must complete an application
• Each applicant is required to pay a $42.99 non-refundable application fee
• Attaching pay stubs and government-issued ID are required
• Properties may be held at our discretion for a maximum of 14 days with signed lease and paid deposit
• Upon application approval, a signed lease is required upon receipt. If not signed, Cardinal reserves the right to cancel the application and work with other applicants
QUALIFICATIONS
• Credit score, income to rent ratio, bankruptcies, foreclosures, landlord tenant court records, criminal history, accounts in good standing, accounts in collection, and outstanding debt payment and balances are factors into application acceptance
• Income requirements are generally 3x rent. Combined income among applicants is considered in calculating requirements
• Job transfer and student applicants: Please include offer / acceptance letter as proof of ability to pay rent
• Occupancy is strictly limited to two persons per bedroom. All occupants must be identified on application
• Criminal background screening is performed in compliance with state and federal law and may result in a denial
• Bankruptcies currently ongoing are automatically declined
• Evictions or any prior landlord tenant action may result in automatic denial. Judgements outstanding to prior landlords may result in automatic denial
• Denial letters are available at request of the applicant. If denied, all applicants consent to disclosure to other applicants of basis of denial which may contain personal information
LEASE ITEMS
• Leases are not binding until fully executed.
• Leases are not fully binding until you paid full security deposit and first month rent
• Properties remain available to other applicants until lease signed and first month rent and deposit paid.
• Alarm monitoring and rental insurance are required
• Utilities are managed by Cardinal and added directly to tenant ledgers monthly
• Rent is due on first day of each month and can be paid with cash, credit card, or electronic check. We do not accept payment in the mail
• Security Deposit is refundable unless claimed due to lease agreement breach or damage
• Tenants are required to change furnace filters 4x a year and keep condenser unit free of debris
• Pest control is a tenant responsibility. Termites are Cardinal responsibility
• Regular maintenance of lawn and general housekeeping is required
• Unpaid balances are turned over to collections agencies and will be pursued in court
• Smoking inside units is not permitted
PETS
• Pet allowed but must be pre-approved
ONE TIME FEES:

- Pet Application Fee: $20-25
MONTHLY FEES:
• $TBD: Monthly Rent
• $25-45: Pet rent per month per pet
• $25: Monitored alarm (if equipped)
