APPLICATION CRITERIA

Home Path Property Management has adopted the following screening procedures to evaluate the rental applications of each prospective applicant. Each application is reviewed and accepted or denied based on the requirements listed below. We urge you to read this information carefully. We welcome applications from all persons who meet our application requirements.

Application Requirements & Verification Process

  1. An applicant is any person who will reside in the rental property or who will make guarantee rent payments for the persons living in a rental unit whether it’s a single-family home or an apartment unit.
  2. All persons over 18 years of age must fill out an application completely. Married couples are required to fill out separate applications.
  3. No more than two (3) unrelated persons can rent or reside in a rental property. Maximum number of persons to occupy various rental unit sizes are as follows:
    1. Efficiency 2 Occupants
    2. 1 Bedroom 2 Occupants
    3. 2 Bedroom 4 Occupants
    4. 2 Bedroom & Den 4 Occupants
    5. 3 Bedroom 6 Occupants
    6. 4 Bedroom 8 Occupants
  4. Credit history using a computer scoring model based off account payment history, length of open accounts & number of revolving accounts. This decision is not necessarily based off a credit score. Home Path does not accept applicants who have filed or discharged a bankruptcy in the past 7 years.
  5. Criminal background check with any decision based on arrest record or conviction record to be made in compliance with applicable federal, state and local laws.
  6. Income verification – we require that the monthly rent should be no more than 35% of the applicant’s gross monthly income. We require documentation of all the legal sources of income that you want to be considered as part of your monthly income. Legal sources of income may include the following:
    1. Salary & Tips (from all current jobs)
    2. Social Security
    3. Pensions
    4. Alimony
    5. Child Support
    6. Scholarships
  7. Reference from landlords – up to two years to determine an applicant’s rent payment history and behavior. Applicants must have at least one year of successful rent payment or ownership history. Any past rental payment or behavior history is grounds for denial of the application. If you have been evicted from a property within the last 7 years your application will be denied.
  8. Security Deposit – Can equal up to one month’s rent for qualifying applicants. If credit does not qualify (depending on the reason) a higher security deposit may be determined. Pet security deposits are in addition to the regular security deposit.
  9. In cases where an applicant does not qualify under the income and/or credit requirements a Co-Signer may be requested or the applicant is given the option of paying a security deposit equal to three (3) month’s rent without a Co-Signer. If a Co-Signer is requested, the Co-Signer must submit an application & associated fee and meet all screening criteria. The Co-Signer will be qualified on the same criteria listed above, however the income requirements are calculated as followed: Total gross income less mortgage or rent payment will equal qualifying income. A Co-Signer is considered a guarantor of the lease and is not considered a resident nor allowed to reside in the apartment without be approved as a tenant.
  10. Management reserves the right to deny any application that is incomplete, falsified or does not meet the application requirements. Management reserves the right to modify the application requirements at any time.
  11. We accept up to two (2) pets at all of our properties. Pet type may vary per property with an extra, non-refundable security deposit of $500.00 per pet and a monthly pet rent of $40.00/month per pet. Service/Companion animals are accepted per Wisconsin Fair Housing Laws with proper documentation. A separate application must be completed if a pet or service/companion animal will reside in your unit.

The rental property will be available to the first application who submits all of the following:

  • Completed Application(s) by each person 18 years of age or older
  • Application processing fee per applicant

We will make every reasonable effort to process an application promptly. Please remember that the time required depends upon the availability and cooperation of your reference sources. In most cases, an application will be accepted or denied within three (3) business days upon receipt online.
