APPLICATION CRITERIA

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least two and a half (2.5) times the monthly rent amount.

Each resident over the age of 18 must submit a separate rental application. All applications are $75 unless otherwise stated at www.rpmfirstclass.com.

It is highly encouraged to confirm that your rental requirements are not outside of our tenant criteria with multiple adult roommates, eviction history, foreclosures, bankruptcies, job loss, minimal income, low credit scores (below 500), unusual pets, large pets, multiple pets, multiple families, or anything that would cause your application to be rejected.

We do not prescreen applications, and all are reviewed/processed on a first completed, first serve basis. When the online application is completed, we will process your application – charging the $75 application fee. If you are approved and don't proceed with signing the lease, then a $100.00 administrative fee will be charged.

This application, background information, credit scores, rental history, criminal history, and employment verification will be viewed by Real Property Management First Class Employees.

Before you apply for a home, read the following information concerning the approval process. If you have any questions, contact our office during normal business hours Monday to Friday 9 AM to 4 PM Central Standard Time.

Application Process & Screening Criteria: Real Property Management First Class is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA). We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, or age. We also comply with all state and local fair housing laws. We offer application forms to everyone who requests one. Each occupant over the age of 18 must complete an application and pay the $75.00 Application fee.

The tenant selection criteria may include factors such as criminal history, credit history, employment history, current income, and residence history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.

Identification: Each applicant is required to provide a copy of a legible Government issued photo identification card.

Income Verification: Income should be at least two and a half (2.5) times the monthly rent and verifiable from an unbiased source: employer through pay stubs, tax returns, and/or bank statements. Self-employed applicants may be required to produce six (6) month’s bank statements or IRS 1099 forms. Non-employed applicants must provide proof of income or ability to pre-pay rent.

Employment: We require verifiable employment history for at least the past three (3) years. If you are self-employed, retired, or not employed, we can accept such documents as signed tax returns, bank statements, etc. that provide proof of applicant’s ability to pay the rent. If military, we need a current copy of your LES. If you are active-duty military, you must be on an assignment that, to the best of your knowledge, will allow you to complete an initial 12-month lease. Transfers or relocations must have correspondence showing an accepted job offer. Any verification fees required by the employer must be paid by applicant. Applicants who do not meet the above employment or income requirements must submit Savings Account statements showing a minimum average balance equal to 8 months of rental payments, for the last 6 months.

Residence History: We require verifiable residence history for at least three (3) years whether you currently own or rent. Applicants are responsible for providing information including the names, addresses and phone numbers, of Landlords with the dates of tenancy for the previous 3-5 years. Rental history must be verified from unbiased sources. Home ownership will be verified from a current credit report. We can accept base housing as rental history. Any evictions within the previous 5 years will be automatic grounds for denial. Broken leases will be considered on a case-by-case basis and an additional security deposit and/or security deposit insurance may be required.

Criminal History: We will check these databases for all occupants over 18. Criminal backgrounds involving violent crimes, sex offenses, domestic violence and/or involving the possession/distribution of weapons or illegal substances are all grounds for denial of an application. An exception may be made for type and or age of offense, please provide details to the Property Manager.

Credit History: Credit history should show that the resident has paid bills on time and does not have a history of debt “write-offs” or accounts that have gone into collection. Money owed to a previous landlord or utility company is cause for denial.

Contingent Approval: Risk Mitigation Fee
Real Property Management First Class may offer applicants with lower than a 615 Credit Score with an opportunity to rent from us by offsetting the monetary risk for the owner, and the management company in the form of higher rent per month, additional deposits and/or a non-refundable risk mitigation fee. Applications may still be approved with less than a 615 Credit score but not guaranteed.

Denied Lease Approvals: Any combined Credit Score under 500 are declined.
This program is offered on a Case by Case basis only ---weighing heavily on other factors outside of credit score to include income and rental history. Real Property Management First Class maintains the right to retract this offer for any applicant based on other criteria associated with the application process.

Errors & Omissions: Every effort has been made to provide applicants with reliable and accurate information regarding the home you are applying for – however, changes can and do take place to cause inaccurate information to be accidentally presented. We encourage all tenants to verify schools, allowable pets, expected features, or any HOA concerns prior to signing a lease agreement. Any information posted in the MLS advertisement does NOT constitute a written agreement or guarantee of the facts stated.

Rental Criteria for Animals: All applications for animals of any kind are to be applied through a professional screening process: https://rpmfirstclass.petscreening.com/. No animals (except for service or emotional support animals with proper credentials) of any kind are permitted without the specific written permission of Real Property Management First Class in the lease document (i.e., a pet addendum to the lease) and an additional one-time non-refundable pet fee of $300.00 per pet and monthly pet rent ranging from $20-$100 per pet (based on screening). Some properties may require higher pet fees or higher rent and/or security deposit amounts. If a higher pet fee or rent and/or security deposit amount is required, you will be notified at the time of the application.

NO SMOKING is permitted inside the home or garage.

Water Softener: If one exists on property, salt pellets may be delivered every 90 days or as needed. This cost may be included in the rent - please refer to lease for details.

Site Un-Seen Application and Approval: It is possible to apply for the home, be approved, and sign a lease agreement without ever seeing one of our homes in person. In such a scenario, we require an incoming approved tenant to sign a Site Un-Seen Addendum to the Lease Agreement.

Once your application is approved and does not proceed to sign the lease, there is a $100.00 Administrative Fee.

An Application Deposit equal to one month’s rent which is not a security deposit will be due upon approval (within 24 hours) of any application to rent or lease the premises. This amount will be credited toward the required security deposit when the lease contract has been signed by all parties. Should the contract not be completed, or the applicant(s) fail to take possession of the premises, this amount will be forfeited as liquidated damages.

Multiple Applications –Real Property Management First Class may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. If such is the case, we will process applications for consideration based on when they are received complete (with all fees paid). Only one (1) will eventually be approved. If your application is acceptable but not approved for the property for which you are applying, you may consider applying for other available properties that we may have without payment of an additional application fee.

Withdrawal Before Approval. An applicant or any co-applicant may not withdraw the application or the Application Deposit. If an applicant or any co-applicant withdraws an Application, Application Deposit, or notifies Real Property Management First Class of intent to withdraw application(s) for the property, we will retain all Application Deposit as liquidated damages, and the parties will then have no further obligation to each other.

Completed Application. An application will not be considered "completed" and will not be processed until all the following have been provided to Real Property management First Class: a separate Application has been fully filled out and signed by each applicant, Income verification and photo identification upload, to complete the leasing process the Application Deposit must be paid as instructed above.

By applying, Applicant agrees to be enrolled and the resident agrees to pay the applicable cost, unless a promotional incentive is being offered to include the cost in advertised rent.

Signing this acknowledgment indicates that you have had the opportunity to review the landlord’s tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
