APPLICATION CRITERIA

Please Read the Following Rental Criteria for Qualification before submitting your Rental Application:

All Adults Must Apply Separately

All persons age 18+ who will live or “stay part time” in the property, must listed in the Occupants section of this application AND must submit their own application and sign the lease. After submitting an application Rental Applicant will receive emails with links to websites where Rental Applicant shall pay for Rental Applicant’s tenant screening reports and verify Rental Applicant’s income.

Identification

All rental applicants must submit a clear copy of a state issued government ID. The ID must be current and valid, and all numbers must be clearly visible.

Credit History

Applicants with unpaid utility bills, unpaid landlord debt, mortgage lates will be denied. A lot of Late payments will also negatively impact your application.

Criminal Background Report, Eviction Related Report, Income Insights Report

In addition to a Credit Report, Rental Applicant(s) will pay for and order their Criminal Background Report, Eviction Report,. LANDLORD may also contact current and previous landlords, employers, and/or references provided by you. Depending upon the credit score, rental history and other application findings an extra deposit may be required not to exceed local or state law.

Proof of Income and Employment

Applicant must have verifiable income at least 3 times the amount of rent.

  • Verification: Rental Applicant(s) will receive a link to  Payscore to verify the income shown on their statements.

Rental History

Applicants with any evictions in the past 5 years will be denied. Applicants must not have any unpaid debt to previous landlords or property managers.

  • Rental history must be verifiable. You can help speed up the verification process by asking your current landlord or property manager to respond to our request. Applicants with no landlord reference may need a Higher Security Deposit.

Renter’s Insurance

Applicant is required to purchase Renter’s Insurance. Prior to signing lease agreement, a copy of the Renter’s Insurance policy and Declaration Page, from an A Rated Insurance Carrier, listing the rented premise as the property insured, must be provided to LANDLORD. Renters must maintain a minimum $150,000 liability coverage. At any time during the tenancy tenants must provide updated proof of valid rental insurance policy upon LANDLORD requests.

Utilities

Tenant is responsible for paying ALL utilities including but not limited to: Electricity, Gas, Water, trash bill, sewer bill, Phone, Internet, Cable, Etc.

False Information

If any information provided on your application proves to be false or misleading, your application will be denied. If you have already entered a rental agreement on the property when it’s discovered you have provided false information, you will be subject to immediate eviction from the premises.

Fair Housing

LANDLORD strictly abides by the Federal Fair Housing Act, Nevada Fair Housing Law and principles of Equal Opportunity. We do not discriminate based on race, color, religion, national origin, ancestry, sex, marital status, source of income, physical or mental disability, familial status, sexual orientation or gender identity/expression.

Additional Lease Information

Standard lease term is one (1) year.

Rent must be paid on the 1st of the month.

Rent posts on the 1st day of the month and is considered delinquent and late if received after the 5th day of the month. Rent will be considered late if paid on the 6th of the month or later.

Late rent will incur a late fee of 5% of late month’s rent. Each late month will have it’s own 5% late fee.

PET POLICY: Small dogs, Cats OK; There is a Pet deposit of $275

Rental application instructions

  • Applicant must directly pay third party reporting agencies for Screening Reports and for income verification. Total cost is approximately $50

  • All applicants over the age of 18 must complete a separate application  and LIST ALL CO-APPLICANTS IN THE OCCUPANTS SECTION OF THE APPLICATION.

  • Applicant should personally view the house both interior & exterior, prior to submitting an application.

  • Documented and verified monthly income must be at least 3x’s monthly rent. Self-employed & tip-earners included. Rent to income ratio must not exceed 60%.

  • If applicant currently owes for unpaid utilities, or owes money to a former landlord, or has been evicted from a rental within the last five (5) years the application will be declined.

  • A co-signer must complete a separate rental application & will be required to execute the rental agreement along with the residents of the property. An approved co-signer will be fully obligated to all conditions and terms of the rental property lease. Security deposit increased to 2 months rent if co-signer approved.

  • LANDLORD reserves the right to process multiple applications. LANDLORD uses a scoring card to approve or decline applications. If multiple applications are received the property will be first offered to the applicant with the highest score. If the 1st approved applicant doesn’t complete Approved Application Requirements within 48 hours of approval the property will be offered to the next in line and so on.

  • LANDLORD does not collect any application fee. Applicant will pay third party reporting companies for screening reports and income verification directly. LANDLORD cannot refund any fees paid by Applicant to third party reporting companies. Once an application has been submitted and approved for completeness the Applicant will receive 3rd party emails from Rentprep.com to pay for and obtain screening reports and an email from payscore.com to  pay for and obtain their income verification report.

Here's what you'll need to have ready to apply. Have the following items ready to input data:

  • 5 years Previous Addresses and Landlord Information

  • Employer: Name, Contact, Start Date, End Date, Salary for last 3 years

  • Emergency Contact Information: Name, Phone, Relationship

Have the following documents ready to upload:

  • Copy of Government Issued Identification (i.e.- Drivers License, I.D. Card)

  • Last 3 months of Paystubs, or W-2

  • Reliable documentation for other income you want included such as retirement, SSI, child support, etc.

  • Most recent 3 months of bank statements. The statement must have applicant’s name visible and not be a screen shot of current balance. Please black out/ redact account numbers.

  • If Self-employed, 3 most recent business bank statements & last 2 yrs federal tax return with filing confirmation (IRS submission ID/ acknowledgment or you can contact the IRS to request a transcript for filed tax returns)
