APPLICATION CRITERIA

Dear Applicant (s),

Thank you for your interest in one of our managed properties Gibson Real Estate Services/Gibson Group Management.  We look forward to making sure the approval and move-in process is as smooth as possible for you.

Directions to fill out a rental application required for us to evaluate you as potential tenant(s) is online.  The application evaluation process usually takes 2 business days. Applications are reviewed at management’s discretion.

Once you have seen the unit and decided to apply, these are the steps from application to move in:

  • Please visit http://www.gibsongroupmanagement.com/
  • On the top menu bar, please click “Properties for rent”
  • Look for the property of your interest and click APPLY on the bottom right corner of the property.
  • Each tenant or resident over the age of 18 MUST fill out a SEPARATE APPLICATION.  
  • Each tenant must have their own email address in order for the application to be processed.
  • Please do not include “Co-Signers” in the application. Each applicant needs a separate application.
  • Application fee is to be paid online at the time of the application.
  • No evictions or felony convictions will be approved within the past 5 years. Recurring offenders will not be accepted.
  • If you are NOT APPROVED, the application fees are refunded back to you. UNLESS you have an eviction or a felony conviction in the past 5 years.
  • Once approved, you will be required to pay a deposit via ZELLE TO rosy@gibsonrealtyservices.com under Gibson Real Estate Services.
  • The lease will be sent out electronically through our system.
  • You will be required to provide your new FPL (and water if applicable) account number prior to the release of the keys.
  • Once the balance of the funds is collected, via ZELLE to Rosy@gibsonrealtyservices.com you will receive access to the keys and the unit for move in.
  • You will receive from us a “Welcome Package” with a move in/move out form which you have 7 days to complete and return to us.
  • We will need to collect all complete move in fund required from you prior to releasing the keys to you.
  • After you move in, you can make your online payments for FREE with a checking account via your tenant’s portal.
