Approval Guidelines for Applicants

Before you apply for a lease, please read the following information concerning the approval process. If you have questions, please contact us before applying.

The general requirements for application approval are as follows:

  • Gross household income which equals or exceeds three times the rent amount

  • Excellent credit with no late payments or collections.

  • Excellent rental history.

  • No criminal history within the previous seven (7) years.

  • No evictions within the previous three (3) years.

If you are seeking to rent with the assistance of an income-based housing subsidy, the following information will be considered when screening your application:

  • Rental history after the applicant first received their income-based housing subsidy.

  • Credit history after the applicant first received their income-based housing subsidy.

  • Previous seven (7) years of criminal history after the applicant first received their income-based housing subsidy.

  • Previous three (3) years of eviction history after the applicant first received their income-based housing subsidy.
