APPLICATION CRITERIA:

Valid photo identification 

All adults age 18+ intending to reside on the property must complete an application. A separate application fee must be paid by each applicant. 

A minimum Credit Score of 580 is required for properties under $1,000 rent, 630 on properties with rent from $1,001 to $1,999 and a minimum score of 700 for properties higher than $2,000. Percentage of good standing accounts is also taken into consideration.

Gross Income must be a minimum of three times the rent amount per month. Proof of income must be provided (See below). 

Renters Insurance Required for the benefit to help protect your belongings. 

*All applicants are required to fill out a PetScreening application even if you have NO pets. Pet policies and fees vary per property and pet (No fee for qualified assistance animals).

 

Automatic Disqualifications:

  • Evictions in the last seven years (Including Eviction Filings)
  • Any open bankruptcies or discharged bankruptcy in the last three years
  • Tax Liens or Garnishments
  • Discrepancies or Misrepresentations

Acceptable forms of proof of income: Pay stubs, Letter from employer (letterhead, rate of pay, hours or salary), Previous years tax return, W-2, 1099 or tax return If self employed, Benefits letter (social security, disability, retirement etc.), Alimony. 

Application may take up to 72 business hours to process.

Non-Acceptable forms of Income: Bank account screenshots, unemployment, temporary assistance, Other adult accounts not on lease

*Applications are good for 60 days; once the 60 days has expired then a new application would be required if you wanted to apply or proceed with one of our properties.
