Rental Application Criteria
We are committed to ensuring a fair and transparent rental process for all applicants. Please review the following criteria, which must be met for application approval.
- All Household Members Aged 18 and Over Must Apply
- Every adult (18 years or older) residing in the household is required to submit a rental application.
- Application Fee
- A non-refundable application fee of $75 is required for each applicant. Click here to pay.
- Income Requirement
- The combined household income must be at least three (3) times the monthly rent. Income verification will be required as part of the application process.
- Documentation Verification
- To verify income and identity, applicants must provide one or more of the following: ID, W2 forms, 1099 forms, recent pay stubs, supplemental income statements, or official award letters. Click here to upload your documents.
- Rental History Verification
- Rental history will only be accepted with legitimate proof, such as ledgers from property management software or receipts from verified mobile payment platforms (e.g., PayPal, Venmo, CashApp). Money order receipts will not be considered valid proof of rental history.
- Credit and Background Screening
- All applicants will undergo a credit and criminal background check as part of the screening process. Any applicant with a history of landlord-tenant disputes, including evictions or judgments, within the past 36 months may be disqualified from consideration. Refusal to comply may result in automatic disqualification.
