APPLICATION CRITERIA
We are committed to providing fair and equal housing opportunities. All applicants are screened using the same criteria listed below. Please review these requirements before submitting an application.
1. Income & Employment
- Applicant(s) must show verifiable income of at least 3x the monthly rent.
- Acceptable proof includes pay stubs, tax returns, bank statements, or official employment letters.
- Stable employment history of 6–12 months is preferred.
2. Credit
- A minimum credit score of 600 is recommended.
- Reports will be reviewed for unpaid debts, collections, bankruptcies, and judgments.
- Strong rental history may offset weaker credit.
3. Rental History
- Positive rental references from the last 3 years required.
- No evictions within the past 7 years.
- Applicants must have a history of lease compliance (on-time payments, no major damages, no unauthorized occupants).
4. Background Check
- Criminal background will be reviewed for convictions that may pose safety or property risks.
- All decisions are applied consistently and in compliance with Fair Housing laws.
5. Occupancy Limits
- Maximum 2 persons per bedroom, unless otherwise required by local law.
- All adults (18+) must complete an application and sign the lease.
6. Pets
- Pets are subject to approval. Restrictions may apply regarding breed, size, and number.
- Non-refundable pet fee and/or monthly pet rent may apply.
- Service animals and Emotional Support Animals are accepted as required by law, without additional fees.
7. Fees & Deposits
- Non-refundable application fee: $50 per applicant.
- Security deposit: one months rent (due upon signing).
- First month’s rent due prior to move-in.
- Renters insurance with a minimum of $100,000 liability coverage required.
