• Verifiable income of at least 2.75× monthly rent
• Minimum credit score of 650
• Valid government-issued photo ID
• No prior evictions or judgments
• No outstanding landlord judgments
• No documented pattern of recurring maintenance misuse or property damage reported by prior landlords
• $400 non-refundable pet fee for up to 2 pets 
• $600 non-refundable pet fee for 3+ pets (max 4 pets) 
• Cats and small dogs allowed (under 40 lbs, certain breeds only)
