APPLICATION CRITERIA

PPM Investments, Inc. DBA Real Property Management Humboldt (RPM) is Agent for the Property Owner.

PLEASE READ ALL INSTRUCTIONS BEFORE SUBMITTING YOUR APPLICATION. If you have questions about the application process please contact our applications department at (707) 656 4213.

Please be prepared to pay the NON-REFUNDABLE APPLICATION PROCESSING FEE of $42/individual over the age of 18 who will reside in the property or will be co-signing for the property. 

We will (1) check your credit report; (2) check for any past evictions; (3) verify your employment, if applicable; (4) personal income must be sufficient and verifiable; (5) verify your previous landlord references; and (6) perform a criminal background screening; (7) be aware that some associations also have application fees. We encourage you not to apply if you have credit scores below 550, have ever been evicted, and have bad rental history or have recent or drug/violence related felonies.

EVEN IF YOU YOUR APPLICATION IS QUALIFIED Real Property Management Humboldt does not guarantee that you will be selected and offered the property to rent for which you applied.
Applicants will also be required to provide:
- Government issued photo ID 
-Minimum of 2 most recent pay stubs (Self employed applicants may be required to produce upon request two (2) years of signed tax returns or IRS 1099 forms. Non-employed applicants must provide proof of income.) 
-Pet proof of vaccination and photo taken with applicant (if applicable). 
-Landlord contact info for last 3-5 years. A minimum of two years residential history is required. All adults aged 18+ must apply & pay a $42 app fee
-Co-signers are accepted at the manager’s discretion only and must meet all requirements. 

Applications are processed in 7-10 business days once a complete application is received. Complete means that we have received the application and all requested documentation.

NOTE: The application fee is NON-REFUNDABLE even if you do not provide all of the required information as administrative time is consumed in acknowledging the application, evaluating the application for missing items and requesting the items from you. The application fee is also NOT REFUNDABLE if your co-applicant(s) fail to submit an application.

Common Reasons to be declined include but are NOT LIMITED TO – Failure to provide required documents within 3 days of submitting the application, evictions within 5 years, unpaid balances due to landlords or utilities in collections, credit score beneath 550, insufficient income, unsatisfactory references, felony convictions within 5 years that involve the sale of narcotics and or violent crime, and recent undischarged bankruptcies. Additional common reasons to be declined are unqualified co-applicants, pets for properties that do not consider pets (excepting properly documented service animals), abusive behavior towards the staff during the applications process. 

We are committed to serving both our owners, tenants, and prospective tenants fairly and in accordance with California Laws and Regulations. In accordance with CA Civil code 1950.6 and based on the consumer price index in 2012, the maximum application fee allowable is $44.51. According to section b): The amount of the application screening fee shall not be greater than the actual out-of-pocket costs of gathering information concerning the applicant, including, but not limited to, the cost of using a tenant screening service or a consumer credit reporting service, and the reasonable value of time spent by the landlord or his or her agent in obtaining information on the applicant.

EVEN IF YOU YOUR APPLICATION IS QUALIFIED Real Property Management Humboldt does not guarantee that you will be offered the property for which you applied. Multiple applications are accepted for rental properties offered by Real Property Management Humboldt. Applications are evaluated in the order that they are completed and ALL documentation has been received including referrals from current and past landlords. Factors which may affect an offer to rent include but are not limited to desired move in date, general qualifications of applicant and owner preferences regarding pets. QUALIFIED applicants who are not offered the property for which they applied may transfer their application to another property offered by Real Property Management Humboldt for one year at no additional charge.

If applying for a property before viewing it, please be advised that application fees are NOT REFUNDABLE and properties are offered in AS-IS CONDITION which may vary from advertising photographs. Real Property Management highly recommends you drive by properties BEFORE applying. Most units are still occupied, do not bother tenants or go onto the property unless authorized by a member of our staff.

Once applications are FULLY processed, successful applicants are notified by telephone, e-mail or mail that they are eligible to rent. Notice to or from Co-applicants: Any notice we give you or your co-applicant is considered notice to all co-applicants; and any notice from you or your co-applicant is considered notice from all co-applicants.

Security Deposits and Admin Fees -Applicants with better credit and references will generally be approved at a security deposit equal to 1 to 1.5x month of rent. Applicants with combined credit scores below 620 but above the minimum combined credit score of 550 may still be approved with an increased security deposit. 

Liability Insurance - You may be required to provide evidence of tenant liability insurance prior to occupying the unit. More information will be provided with the offer to rent if you are approved and selected for a property. You can provide proof of coverage on or before your Lease Start Date or you can choose to be automatically enrolled for $100,000 of coverage for $12.50/month. Applicants with pets (properly documented service animals excepted) must meet additional requirements in order to rent. Please note that size and breed restrictions may apply. We recommend that you check the listing for your property of interest before applying:

1) Proof of Renters Insurance with Real Property Management as an interested party on the policy must include pet liability coverage.
2) Additional security damage deposit may vary but is generally $250/pet to the maximum security deposit allowable
3) There is a $25/month Pet Admin Fee per pet.

Real Property Management Humboldt fully complies with Federal Fair Housing Act as well as with California’s Fair Housing Act. RPM does not discriminate against any person because of age, race, color, religion, gender, sexual preference, disability, familial status, marital status, national origin, ancestry, source of income or any other form of arbitrary discrimination. RPM also fully complies with all state and local fair housing laws. RPM will be investigating the following items: (1) the likelihood that you have the ability to pay the full rent and other fees due pursuant to the rental agreement consistently and in a timely fashion throughout your tenancy, (2) the likelihood that you will not cause damages to the premises and that you will maintain the condition of the tenancy premises and will return it to the same condition that it was rented to you normal wear and tear excepted, and (3) the likelihood that you will not cause a nuisance at the premises, violate the law at the premises, nor interfere with the peaceful use and quiet enjoyment of others in the community.
