APPLICATION CRITERIA

APPLICATION REQUIREMENTS

Each applicant 18 years of age or older must submit a separate rental application.

A valid government-issued photo ID is required for identity verification.

Applicants must provide lawful, verifiable income documentation such as pay stubs, award letters, or tax returns.

Applicants using rental assistance, vouchers, or subsidies will be evaluated only on the tenant-paid portion of the rent, as required by California Government Code 12955 and SB 267.

All screening criteria are applied uniformly to every applicant.

INCOME AND CREDIT EVALUATION

FULL APPROVAL

Verifiable income equal to three times the tenant’s portion of the monthly rent.

Strong credit profile generally reflects a credit score around 700 or higher, along with satisfactory payment history, limited recent inquiries, and overall creditworthiness.

Positive rental history.

Credit evaluation may include review of payment history, open and active accounts, credit inquiries, judgments or bankruptcies, and overall risk indicators.

CONDITIONAL APPROVAL

Combined gross monthly income equal to at least two times the tenant’s portion of the monthly rent.

Credit profile generally reflects a credit score approximately between 620 and 699, subject to acceptable payment history, limited risk indicators, and overall credit review.

Conditional approval, when offered, is determined in accordance with published screening criteria and may require additional terms.

GUARANTORS OR CO-SIGNERS

Guarantors may be considered only when an applicant’s credit profile is otherwise clean.

Guarantors will not be considered to offset disqualifying credit factors including excessive credit inquiries, late or missed payments, open or prior bankruptcies, or unpaid housing-related collections or judgments.

When eligible, guarantors must meet or exceed the same income and credit standards as applicants, typically earning three times the tenant-paid portion of monthly rent.

Guarantors must submit a separate application and execute a separate legally binding guarantor agreement.

Approval of a guarantor does not guarantee application approval and does not override disqualifying factors.

RENTAL HISTORY AND BACKGROUND SCREENING

No prior evictions.

No outstanding rental balances.

No documented lease violations.

Bankruptcies, unpaid judgments, or adverse credit events may result in denial depending on the circumstances.

CRIMINAL HISTORY SCREENING

Criminal history screening is conducted only after a conditional approval and in full compliance with federal, state, and local Fair Chance Housing laws.

Evaluation is individualized and considers the nature of the offense, severity, and time elapsed since occurrence.

SCREENING DECISIONS ARE BASED SOLELY ON

Credit.

Income.

Rental history.

Background information as permitted by law.

APPLICATION FEE

A non-refundable application fee of $50.00 is required for each adult applicant, pursuant to California Civil Code §1950.6.

The application fee becomes non-refundable once screening begins and covers actual screening costs, including credit report, background screening, income verification, rental history verification, and administrative processing.

If no screening is conducted, the application fee will be fully refunded.

Third-party credit or debit card processing fees are non-refundable.

A receipt and itemized breakdown of the application fee will be provided upon request.

RESIDENT BENEFITS PACKAGE (IF APPLICABLE)

The Resident Benefits Package is an optional service offered at 60 dollars per month, payable with rent.

Participation in the Resident Benefits Package does not influence application approval.

Services may include HVAC filter delivery if applicable, utility concierge services, on-time payment rewards, credit-building rent reporting, identity theft protection, on-demand pest control, 24/7 maintenance reporting, online resident portal access, and access to vetted service vendors.

DISCLOSURE

All applications are reviewed objectively and applied equally. Screening decisions are based solely on credit, income, rental history, and background information in compliance with all applicable laws.
