APPLICATION CRITERIA

RENTAL APPLICATION CRITERIA

(CALIFORNIA COMPLIANT)

Fully compliant with California State Law, Fair Housing Act, FEHA, Fair Chance Housing requirements, DRE standards, and all applicable federal, state, and local regulations.

 Application Requirements

  • Each applicant 18 years or older must submit a separate rental application.
  • Valid government-issued photo ID is required for identity verification.
  • Applicants must provide lawful, verifiable income documentation (pay stubs, awards letters, tax returns, etc.).
  • Applicants using rental assistance, vouchers, or subsidies will be evaluated only on their tenant-paid portion of the rent, as required under California Gov. Code §12955 and SB 267 (2024).
  • All criteria are applied uniformly to every applicant.

Income and Credit Standards

Full Approval:

  • Credit score of 700+, verifiable income equal to 3× the tenant’s portion of monthly rent, and positive rental history.
  • All income must be lawful, verifiable, stable, and consistent.
  • Credit evaluations consider overall creditworthiness and may include open accounts, payment history, judgments, and bankruptcies.

Conditional Approval:

  • Combined gross monthly income must equal at least 2× the tenant’s portion of the monthly rent.
  • Minimum credit score for conditional approval: 680.

Guarantors / Co-Signers

  • Accepted when needed and must meet the same income and credit standards as applicants.
  • Typically: 3× monthly rent (tenant-paid portion) and 700+ credit score.
  • Guarantors must complete a separate application and sign all required lease documents.
  • Guarantor approval does not override disqualifying application factors.

  Rental History & Background Screening

  • No prior evictions
  • No outstanding rental balances
  • No documented lease violations
  • Bankruptcies, unpaid judgments, or adverse credit events may result in denial depending on the circumstances.

Criminal history screening is conducted in compliance with federal, state, and local Fair Chance Housing laws is evaluated individually, considering:

  • Nature of the offense
  • Severity
  • Time since occurrence

Screening is based solely on:

  • Credit
  • Income
  • Rental history
  • Background information

 Application Fee (Civil Code §1950.6)

A non-refundable application fee of $50.00 is required for each adult applicant.

The fee covers actual screening costs, including:

  • Credit report
  • Background check
  • Income verification
  • Rental history verification
  • Administrative processing
  • If no screening is conducted, the fee will be fully refunded.

Third-party credit/debit card processing fees are non-refundable.

A receipt and itemized breakdown of fee usage will be provided upon request.

All applications are reviewed objectively and applied equally to every applicant. Screening is based solely on credit, income, rental history, and background. Applicants with open bankruptcies, unpaid judgments, or serious criminal convictions may be subject to denial, consistent with California Civil Code §1950.6, the Fair Housing Act, and applicable local laws.
