MMRA REAL ESTATE MANAGEMENT
APPLICATION CRITERIA
  1. Qualification. You must meet the following minimum requirements to qualify for occupancy of this rental unit:
    1. Your combined household income is equal to or greater than 3 times the rental rate for the unit (e.g. a unit with a rent of $500 would require a household income of $1,500). The calculation of combined household income includes any income, credit, voucher, subsidy or other benefit the applicant qualifies for under any nonprofit or local, state or federal government programs, including housing and general assistance programs, which can be used at the applied for property to pay for rent. 
    2. You have had no eviction action filed against you in the past 7 years 
    3. f this unit requires a credit screening (required unless specifically noted in unit posting), you have a credit score of 600 or higher as reported on Experian (A credit report will be required for all applicants of MMRA Real Estate Management over the age of 18 and MMRA does not accept comprehensive reusable tenant screening reports.
    4. You have adequate funds or move-in costs which include the first month's rent (as advertised) and security and damage deposit (equal to one month's advertised rent).
    5. You do not have violent and/or property-related criminal history (Please note that applicants for rentals within the City of Seattle should not answer any application questions regarding criminal history. Under the Seattle Fair Chance Housing ordinance, “The landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115.”).

 

*Please note: MMRA Real Estate Management requires separate rental application and $45.00 application fee from all parties over the age of 18 who will occupy a rental unit.

 

Co-signer to Agreement. In the event that you do not meet the minimum requirements related to income or credit score, you will still qualify for occupancy this rental unit by providing a co-signer who meets the aforementioned income and credit score requirements.
