APPLICATION CRITERIA

All information collected during the application process is considered confidential and used solely to determine rental eligibility. Verbal representations are non-binding. Once your application is submitted to Real Property Management Capital City, the approval or denial process will be managed by the assigned Property Manager. If your application is denied, you will receive an adverse action notice with details on how to contact the credit reporting agency for more information.

Please review the following criteria before applying:

  1. Applications will not be processed without full payment of the application fee and submission of all required documents.
  2. Each adult (18+) must submit a fully completed and signed application, along with a non-refundable $50 application fee per person. Fees and move-in costs must be paid by money order, certified funds, or cash—no personal checks.
  3. Income Requirements:
    Applicants must have a gross monthly household income of at least 3x the monthly rent. All income must be verifiable.
  4. Credit Requirements:
    A minimum credit score of 640 is required.
    • Applicants with scores below 640 may still be considered on a case-by-case basis, and may be approved with an additional security deposit, at our discretion.
  5. Identification Required:
    Applicants must provide a valid government-issued photo ID and Social Security card or equivalent documentation.
  6. We reserve the right to require a qualified co-signer.
  7. Credit history showing recent evictions, collections, judgments, or liens within the past 5 years may result in denial or require a higher deposit.
  8. Proof of income is required:
    • Employed: Submit 2 recent pay stubs.
    • Self-employed: Submit 2 years of tax returns or 1099s and 3 months of bank statements.
    • Other income (e.g., disability, child support) must be documented and verifiable.
  9. Criminal background checks are conducted on all adult applicants.
    • No felony convictions within the last 7 years.
    • No history of sexual offenses.
    • "Adjudication withheld" cases may require additional documentation and are reviewed at our discretion.
  10. Rental History Requirements:
    • Minimum of 2 years of residential history.
    • No serious complaints, lease violations, unpaid rent, or property damage.
    • Must show proper notice before vacating and consistent, on-time payments.
  11. Multiple Applications Policy:
    We may receive applications from multiple unrelated parties at the same time. We will evaluate all applicants and select the most qualified based on our internal criteria—not necessarily the first to apply. All application fees are non-refundable. Approved applicants not selected for a property may transfer their application to another available listing without an additional fee.
  12. Pet Policy:
    • Allowed only in pet-friendly homes.
    • Non-refundable pet fee: $500 per pet.
    • Pet rent: $50/month per pet.
    • Certain breeds are restricted—please request our list of prohibited breeds.
  13. Reservation Fee:
    If paid, this fee holds the property and will be credited toward your security deposit. It is refundable only if your application is denied. If you cancel for any reason, the reservation fee is forfeited.
  14. Security Deposit and Move-In Costs:
    Based on the strength of the application, higher deposits or additional prepaid rent may be required.
    At lease signing, tenants must pay first and last month’s rent, plus the remaining balance of the security deposit (less any reservation fee previously paid).
