Notice to Prospective Tenants:
- We accept portable tenant screening reports (PTSR) as part of our application process, provided the report is no more than 30 days old at the time of application submission. To qualify, the PTSR must comply with state regulations, include the applicant's name, and contain all the required information outlined in our application criteria.
- All occupants over the age of 18 are required to submit a separate application. Each application is subject to its own application fee.
Abuzz Property Management Applicant Criteria
Equal Housing Opportunity Statement: Abuzz Property Management adheres to the

Applicant Criteria:
1. Income Verification:
○ Applicants must provide proof of a gross monthly income that is at least two
times the monthly rent. Acceptable proof includes recent pay stubs, tax returns,
or official employment verification letters.
2. Employment History:
○ Applicants must demonstrate stable employment history for at least the past six
months. Exceptions may be considered for new employment in the same field or
verified sources of alternative income.
3. Credit History:
○ A credit check will be performed on all applicants. A minimum credit score of 600
is required. If an applicant's credit score is under 600, other factors such as
income, employment history, and rental history will be considered. In these
cases, the security deposit may be doubled.
○ No Bankruptcy within the last 3 years
○ No active accounts in collections
○ No account charge offs within the last year
4. Rental History:
○ Applicants must provide rental history for the past two years. Positive references
from previous landlords are required. Applicants with no rental history may be
considered with additional security deposits or co-signers.
5. Criminal Background Check:
○ A criminal background check will be conducted on all applicants. Applications
may be denied for:
○ felony convictions within the past seven years
○ any history of violent crime or drug-related offenses
○ any convictions as a registered sex offender.
6. Identification:
○ All applicants must provide a valid government-issued photo ID.
7. Occupancy Standards:
○ Occupancy is not limited to a specific number of persons per bedroom but must
comply with local fire safety regulations. This includes ensuring adequate means
of egress, proper emergency lighting, and adherence to fire suppression
requirements as specified by the Colorado Springs Fire Department.
8. Security Deposit:
○ A security deposit equal to one month's rent is required upon lease signing.
Additional deposits may be required based on credit and rental history. If an
applicant's credit score is under 600, the deposit may be doubled based on other
qualifying factors.
9. Pet Policy:
○ The pet policy is determined by the policy of each property. Service animals are
exempt from pet policies and deposits with proper documentation.
10. Application Fee:
○ A non-refundable application fee is required to process each application.
