APPLICATION CRITERIA

Rental History

Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit.

Income History

Wages or assets are accepted as evidence of ability to pay rent. If household income does not meet at least 2.7x the monthly rent amount, a guarantor or additional security deposit may be needed. All Applicants should include 2 pay stubs and/or bank statements from the past 45 days with their application. If using rental assistance, that will be sufficient as proof of ability to pay, however please additionally submit all voucher documents along with all other documents as stated in Income-History section.

Credit History

TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk.

Criminal History

A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant’s criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity.

Tenant will need to qualify and be approved for rent guarantee insurance (also known as rent default insurance).

$32 of this amount is nonrefundable once the application is submitted and screening is initiated, unless otherwise limited by law. This covers required screening by CIC/Experian and processing fees by ShowMojo.

All application information is confidential and used solely for evaluating tenancy. Verbal representations are non-binding, and final decisions are usually made by the property owner. If an application is denied, an adverse action notice will be provided, allowing applicants to contact the consumer credit reporting agency for further details.


Applications are processed in the order received. Once approved, a lease and security deposit request (if paid electronically it will be via Apartments.com) will be sent to all applicants. Applications may be used for other available properties within 45 days. A reservation fee may be requested by the tenant but is not required.


Animals must be insurable under the tenants renters insurance and/or landlord's (homeowners type liability/fire) insurance policy. (Not pet health insurance) Certain animals may be restricted if uninsurable or owner is allergic.
