Rental Application Policy and FAQ
Application Process Overview: All prospective residents must submit their application online. This reviews an applicant’s history for credit, criminal, sex offense, rental, income, and all public records.
Who Must Apply: All occupants 18 years or older must apply. The application fee is non-refundable.
Credit History: The credit score must be 530 or higher. If no credit score is present, the agent may at its discretion approve applicants who otherwise have high qualifying criteria, with or without an additional security deposit or a qualified co-signer as a requirement of lease approval. In addition to the minimum score, there may be no collections with utilities, transportation, or housing.
Income: Proof of income indicating a monthly gross income of no less than 3 times the monthly rent. At least two paystubs and a minimum of 30 days must be submitted.
Eviction History: There can be no eviction in process, or within the past three years. Any evictions older than three years must have been paid in full.
Criminal History: There can be no misdemeanor convictions above a level M4, no felony convictions, no convictions for sexually oriented offenses, and no convictions for violent crimes.
Pets: Each rental home is unique; some allow small dogs and cats, and some only allow cats or dogs. No property accepts exotic animals, or dogs considered by insurance to be dangerous breeds. All ESA or other Support animals are accepted.
Occupancy Limits: There can be no more than two occupants per bedroom in any given rental home.
Documents Required:
At the time of application, supporting documents must be submitted; otherwise, the applicant will be declined as incomplete. These documents include a State-Issued ID, Social Security Card, most recent bank statement, and Pay Stubs (from the Last 30 days). If self-employed, 2 years of tax returns in lieu of pay stubs.
Deposit: Once an application is approved, a security deposit must be received within 48 hours; otherwise, the application may be denied, and the rental home may be returned to the market.
Deposits may be refunded after the lease term, but if an applicant chooses not to proceed with moving into the rental home, the deposit will become non-refundable and will be forfeited.
Time Restraint: Any application not completed within two weeks will be deemed incomplete and will be canceled.
Prior to Move-In:
All lease documents must be signed by all parties.
Confirmation of all utilities at the property has been transferred into the lessee’s name.
The deposit and first full month’s rent must be paid in full, along with any prorated charges.
Proof of Renter’s Insurance, insurance through the Resident Portal, or LLIC must be in force.
