Valid ID
Applicants must provide a valid government-issued photo ID.
Occupancy Standard
Maximum occupancy is two people per bedroom.
Pets
Pets are not allowed unless otherwise noted in the listing.
No Smoking
Smoking is not permitted inside the property.
Accurate Application
All application information must be truthful and complete. False or misleading information may result in denial.
Housing Vouchers

Renters Insurance
Tenants are required to maintain renters insurance during the lease.
Bank Account Requirement
Applicants must have a traditional checking account. Cash App or similar payment platforms may not qualify.
Financial & Rental History
Credit Score
A credit score of 580+ is preferred, but strong rental history may offset lower credit.
Bankruptcy
If bankruptcy occurred within the last 5 years, a positive credit trend must be shown.
Rental History
Applicants must have:
- No eviction filings within the last 5 years
- No unpaid balances to previous landlords
- No unpaid utility collections related to prior residences.
- Verifiable rental history and stable income are strongly prioritized.
