Basic Qualifications:

Valid Government-Issued ID: We require all applicants to provide a valid government-issued picture ID at the time of application.

Maximum Occupancy: The maximum occupancy of our units is determined by the number of bedrooms. We allow up to two persons per bedroom. To determine the maximum occupancy for you, I would need to know the number of desired bedrooms.

No Pets: We have a strict no-pets policy. Unfortunately, pets are not allowed on the premises.

No Smoking: We also have a no-smoking policy. Smoking is not allowed on the premises.

Accurate Application: It's important to provide accurate, truthful, and complete information on your application. Any inaccurate, false, or misleading statements may result in denial.

Section 8 Voucher Recipients: We welcome candidates who meet our criteria, including Section 8 voucher recipients.

Renters Insurance: We require all tenants to have renters insurance to protect their personal belongings and liability.

Traditional Checking Account: Applicants must have a traditional checking account. Cash App or similar platforms do not qualify.
Financial/Credit History:

Credit Score: Generally, we require a credit score over 580. However, if you have a history of positive landlord verifications with all payments made on time and have lived in the same place for 2 years or more, this requirement may be waived.

Bankruptcy: If a bankruptcy exists in the last 5 years, the applicant must have a positive credit trend.

No Outstanding Debt or Evictions: We require applicants to have no outstanding debt to previous rental property owners or utility companies, and no eviction judgments filed against them in the last 5 years.
