APPLICATION CRITERIA

Rental Application Criteria:

  • All adults must complete a separate application with Proof of Income provided
  • Gross Combined Household Monthly Income must meet or exceed 3x's monthly rent rate
  • 1-Year Rental Reference is required, or Proof of Mortgage if Homeowner
  • If any of the above criteria are not met, a Co-Signer who meets the above criteria may be added to the lease

Applications will not be processed until the above items are met.  Applications are typically processed within 1-3 business days.

A property will NOT be held until your application(s) is fully approved and the security deposit (equal to one month’s rent) is received.  You may pay the deposit by money order, check, and by card over the phone, online or in person. *A convenience fee may apply if paid by card.

In the event the approved party does not move forward with lease signing/move-in for any reason, the deposit placed to hold the property shall be forfeited.  Application and credit report fees are paid directly to the credit monitoring system and will not be refunded for any reason.

If approved, you will have 24 hours to place the security deposit to hold the unit for lease signing.  If you do not place the security deposit within 24 hours of approval, the next application will be considered. Once the deposit is placed, you will receive an electronic email to sign the lease.

The following items are due prior to move-in:

  • First month’s rent
  • Pro-rated rent (if applicable)
  • Pet deposit and any other outstanding balances are due at move-in
  • Utility confirmations as outlined in your lease (electric, gas, water, trash, etc.)
  • Co-Signer Forms Signed (if applicable)
  • Lease fully executed by all adults

Keys will not be provided unless all the above items are completed.
