1) Required Information: Photo ID, 2 most recent pay stubs or bank statements, previous landlord contact info, fully completed application for all adults 18+. Application fee $100 per person. If approved, $50.00 of the application fee will be applied to your administrative fee.

2) Security deposit and move-in costs: If approved, we require the security deposit (at least 1 month's rent) to be paid upon signing the lease. You must be able to move within 30 days of the lease signing. If you are conditionally approved, you may be required to pay a double deposit. On or before move-in day, you must pay the 1st full month's rent plus a pro-rated amount if applicable. There is a lease-signing administrative fee equal to 10% of the rent.

3) Common reasons to be declined: Incomplete application, evictions, collections from a former landlord or utility company, bankruptcies, unqualified occupants, average credit score below 640, unverifiable income.
