Application Instructions & Rental Criteria

MKB REALTORS® Property Management strictly abides by all federal, state, and local laws and regulations, including fair housing laws, which prohibit discrimination based on any protected class under federal, state, or local fair housing laws or regulations.
Application Process
- All applications must be submitted on our website: www.mkbpropertymanagement.com
- All applicants must pay the $45 non-refundable application fee. This fee covers the cost of processing and screening and must be paid per adult applicant.
- Please note that multiple applications may be processed simultaneously, and the landlord or management reserves the right to approve any qualified applicant.
Applicant Requirements
- All persons age 18 and older must complete a separate Application for Residential Lease and may be required to qualify individually as a tenant.
- No person over the age of 18 may reside in the dwelling unit without being approved as a tenant or occupant.
- All applicants are required to provide either a Social Security Number or Individual Taxpayer Identification Number (ITIN) issued by the U.S. Internal Revenue Service, in accordance with Section 55.1-1200 of the Virginia Residential Landlord and Tenant Act.
- Supplying false, misleading, or incomplete information will result in automatic denial of the application.
Co-Signers / Guarantors
- We will consider co-signers/guarantors who maintain a residence in the state of Virginia.
- Co-signers must complete a separate application and will be fully obligated to all conditions and terms of the lease agreement.
Source of Funds / Income Requirements
- Each applicant must have a gross monthly income equal to at least three (3) times the monthly rent.
- For co-applicants, the combined gross monthly income must equal at least three (3) times the rent amount.
- Automatic Denial: Applicants who do not meet the minimum income requirement of three (3) times the monthly rent will be automatically denied.
Credit Criteria
MKB REALTORS® Property Management will obtain a credit report for each applicant through AppFolio, Inc.
- The report includes a credit check, eviction search, fraud search, bad check search, national criminal database scan, and driver’s license verification.
- Current and previous landlords, employers, and references may also be contacted.
- Automatic Denial: Any applicant with an eviction or judgment from a prior landlord within the last seven (7) years will be automatically denied.
Employment Verification
Applicants must provide:
- Copies of one (1) month of pay stubs or an employment verification letter on company letterhead.
- If unemployed or self-employed: last year’s tax return and three (3) most recent bank statements.
- Other sources of income (retirement, SSI, SSA, child support, etc.) must have reliable documentation for consideration.
Rental History
- Two (2) landlord references are required. Applicants must provide an accurate phone number and email address for both their current and previous landlords to verify rental history.
- Previous rental history must show:
- Timely rent payments
- Proper notice given prior to vacating
- No noise or disturbance complaints
- No outstanding balances or returned checks
- No damage beyond normal wear and tear at move-out
Pet Policy
- Most properties accept pets; however, some are considered case-by-case.
- A refundable pet deposit of $350–$500 per pet is due with move-in funds.
- Pet rent of $25–$35 per pet per month applies and is non-refundable.
- Most landlords limit to two pets per household; more than two pets may be considered on a case-by-case basis.
Smoking Policy
All MKB-managed properties are non-smoking. Smoking is not permitted inside any rental home.
