Application Instructions & Rental Criteria
MKB REALTORS PROPERTY MANAGEMENT strictly abides by all federal, state and local laws and regulations including fair housing laws which prohibit discrimination based on any protected class under federal, state, or local fair housing laws or regulations.
All applications must meet the criteria for acceptance, which is set forth in the Tenant Selection Criteria. All applicants are required to provide either a social security number or individual taxpayer identification number issued by the U.S. Internal Revenue Service in accordance with Section 55.1-1200 of the Virginia Residential Landlord and Tenant Act. Supplying false, misleading, or inaccurate information, or omitting information may be grounds for disapproval.

- All applicants must pay the $45 application fee. - You shall pay to Landlord and or Management Company herewith the sum of $45 (non-refundable). Fee for costs, expenses and fees in processing the application per adult applicant. You understand that other applications may be processed and another approved applicant may be chosen.
- All persons age 18 and older must complete an Application for Residential Lease, and may be required to qualify individually as a Tenant. No person over the age 18 may reside in the Dwelling unit without being approved as a Tenant or Occupant.
- We will consider co-signers/guarantors who maintain a residence in the state of Virginia. Co-signers/guarantors will be required to fill out a separate application. Any co-signer will be fully obligated to all the conditions and terms of the Lease Agreement.

Source of Funds:
A: Each person, who applies, needs to have an income equal to three times the monthly rent.
B: For co-applicants – the combined gross monthly income shall be at least three times the amount of the rent.
Credit Criteria: MKB Realtors Property Management will obtain a credit report for each applicant. This report must be generated by Appfolio, Inc., and not the applicant. In addition to a credit report, we also run a fraud search, eviction search, bad check search, national criminal database scan, and driver’s license verification. We may also contact current and previous landlords, employers, and or references provided by you.
Employment Verification and Criteria: Please provide us with copies of one month’s of paycheck stubs or a letter on company letterhead from your employer to verify your employment and source of funds. If you are unemployed or self-employed, please provide a copy of last year’s income tax return and your last 3 months bank statements. Other income such as retirement, SSI, SSA, child support, etc. must have reliable documentation if you wish for us to consider it.
Rental History: Two references are obtained from previous landlords. Previous rental history reports from landlords must reflect timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbances, no unpaid NSF checks, and not damage to unit or failure to leave property clean and without damage at time of lease termination.
Pet Policy: Most of our property accept pets. Some are on a case by case. A refundable pet fee of $350 to $500 per pet due with move in funds. Pet rent of $25 to $35 per pet per month may be applicable. – Most landlords limit to 2 Pets per household. More than 2 pets will be considered on a case by case.

Smoking Policy: All of our properties are non-smoking properties. NO smoking is permitted inside any of our rental homes.
