By proceeding with this application, you have read, accepted, and confirmed that you have had the opportunity to review the Tenant Selection Criteria below and that you understand that if you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
Tenant Selection Criteria
1. All future residents over the age of 18 must complete an application and pay each pay the application fee.
2. Gross monthly household income(s) must equal or exceed three (3) times the monthly rent.
3. Must provide valid government-issued photo identification.
4. Rental and residence history must be verifiable for the previous five (5) years. All applicants must provide two consecutive residential references AND PROOF OF ON TIME PAYMENT HISTORY (Ledger).
Owning your previous residence can take the place of current rental history.
An eviction or judgment at any time will result in an automatic denial.
5. Good credit history free of collections, judgements, liens & bankruptcies
6. Background must be clear of felony convictions, including but not limited to, convictions involving violent crimes against people/property or distribution/manufacturing of drugs less than 20 years old. Felony convictions for drug related offenses (possession only) or alcohol-related offenses in which no one was permanently injured or killed will result in denial if less than 15 years old. Applicants with outstanding warrants or crimes that are awaiting trial as well as registered sex offenders will automatically be denied. Felony convictions must be addressed according to our company policy.
7. Animal Screening profile must be completed by ALL applicants. We use a third party screening service. Please get started by selecting a profile category on our landing page.

WHAT YOU’LL NEED TO COMPLETE THIS APPLICATION
PROOF OF INCOME
Below are the following acceptable forms of proof of income, provide at least one of the below items in full. All pages required, screenshots WILL NOT be accepted.
- Two months of most recent pay stubs
- W2 showing full year of employment
- 1099 document
- Signed offer letter on company letterhead
- Two months of most recent bank statements
If you are self-employed:
- Current year’s Profit & Loss Statement & most recent 2 years of tax returns.
- Any other verifiable form of income/assistance used to support the monthly rental payment
Please note we do not accept business bank statements as proof of personal income

All applicants must provide TWO consecutive residential references AND proof of payment history (Ledger). Ledger can be emailed to Applications@CapstoneRealtyPros.com if not on hand.

ADDITIONAL INFORMATION
Applications are processed Mon-Thurs 9am- 5pm and Fri 9am- 2pm.
Upon approval we will ask you to deliver a holding fee. A lease agreement will only be provided after holding fee is paid in full. Nothing in this application process creates any contracts or guarantees by the Landlord or Capstone Realty Professionals.
ALL APPLICATIONS ARE SUBJECT TO LANDLORD/OWNER'S FINAL APPROVAL.
ALL APPLICATION FEES ARE NON REFUNDABLE - NO EXCEPTIONS!
We DO accept multiple applications until an application is accepted.
For vacant properties, we do not process applicants who have NOT seen the property (physically been inside the property).
For occupied properties we are processing applications for applicants sight-unseen. If approved a private viewing will be scheduled, if the approved applicant decides they do not want to move forward they will NOT be refunded their application fees or any deposits made to secure the property.
