APPLICATION CRITERIA

If property is in Minneapolis we will follow these guidelines:

If property is outside of Minneapolis we will follow these:

Positive rental housing history and no Unlawful Detainers.

Positive credit history. If poor credit is found last month’s rent in addition to damage deposit will be required. Credit score of either applicant under 650 will require last month’s rent.  Credit score under 580 will require last two month’s rent upfront. These are in addition to the Security deposit which in one month’s rent.

Sufficient Income. 3 times the monthly rent.

No felony or gross misdemeanor convictions in the last 10 years.

 

All properties will follow these rules:

Consistency! Everything must be on the application (all income/debt, judgments, previous issues with landlord, ANYTHING criminal related, etc).  If something isn’t disclosed, the application will automatically be rejected.

All applicants are bound by the following terms and conditions of tenancy if this application is accepted:

  1. Tenants are responsible for Utilities not covered by the association. 
  2. Association fees (snow removal and lawn care and garbage collection) are paid by the owner
  3. No smoking is allowed in the unit. 
  4. If you choose to have a pet, there will be an additional $75/month per pet and the pet must weigh less than 25lbs.  Note that pets must be pre-approved.
  5. No painting or decoration without permission from manager.
  6. No subletting. Occupancy limited only to the individual(s) named on this application, or with prior approval from landlord.
  7. The landlord, his agent and fire department personnel must be allowed access in emergencies.
  8. Rent is due NO LATER than the 1st of each month. The rent is payable by check, cash or money order. If the rent is LATE (received after the 1st), a surcharge of or 8% of total rent will be imposed.
  9. Leases are typically 1 year in length.  At the conclusion of the lease, the landlord must be given 60 days advance written or verbal notice of intent to terminate the lease agreement. The owner or manager must be allowed to show the apartment to prospective tenants once notice is given. Departing tenants are responsible for making apartment presentable for viewing by prospective tenants.
  10. Tenant must follow all rules and regulations as set by the association.
  11. Water softeners are not maintained by the landlord.  Tenant may install/lease a water softener at tenant’s expense if desired.
  12. Renter’s insurance is required when leasing this property.
  13. Part of the screening process may involve an in home visit to your current residence.
  14. A maximum of 2 pets is allowed.  
  15. When submitting this application include a holding fee equal to one month’s rent.  If this application is accepted the holding fee check will be cashed and held to secure the property.  If applicant decides not to rent the property after applying and paying the holding fee, the fee will be forfeited.
  16. If there is a fireplace, only manufactured (such as Duraflame) logs may be burned and for every 10 manufactured logs one Creosote logs must be burned.
