APPLICATION CRITERIA

PLEASE READ THE BELOW CAREFULLY

1) You need to come see the property FIRST in person BEFORE submitting an application. Sorry no exceptions.

2) If you still decide on your own merit, despite the aforementioned warning, to submit and pay the $98 fee for an application BEFORE seeing the property in person, we will NOT be refunding your application fee nor will your application be reviewed under any circumstances.

3) Applications will NOT be reviewed until AFTER you come see the property first and sign-in as attended on the sign sheet at the property showing in person.

4) Once again, you NEED to come see the property FIRST in person BEFORE submitting an application.

Please be aware that all applications are evaluated wholistically based on BOTH objective as well as subjective criteria. We do not have a blanket exclusion policy for eviction nor for credit. This explicitly means that no prospective application will be automatically denied solely due to an eviction record nor solely based upon any specific credit score. However, we still do review credit factors as well as eviction records as part of our wholistic scoring system. Applicants with poor credit or with recent evictions are NOT automatically denied, but may be subject to other requirements such as a cosigner, higher amounts in savings accounts, or other requirements that help us make a wholistic decision on an applicant. Each applicant is given an individualized application assessment, based on the following objective and subjective factors:

- We will require a bank statement and we will also use this to verify paystub information and also to assess your personal liquidity.
- Gross Income of at least 3.5x of rent, indicating the ability to comfortably pay rent and utilities.
- Recent Home Photos showing how you keep your current residence.
- Landlord References indicating a positive previous rental history. First Time renters may be subject to additional screening requirements.
- Phone Interview indicating that we will all work well together.
- Non-smoker, we do not rent to smokers, even if you smoke outside the building, sorry.
- Property Viewing: We typically require that all applicants have seen the property themselves so that they are aware of the neighborhood and its amenities.

However, as part of our wholistic scoring, we also consider the following factors that may result in a denial, or additional requirements for acceptance:

- Stability of Income (Length of Employment if employed usually at least 1 year, net profit if Self-Employed, or stability/duration of non-employment income)
- Credit Score
- Family & Friend References

- Total Debt
- Past Due Debt (Total)
- Bankruptcy Listed

- Collections Debts
- Rental History Length
- Move Distance
- Housing History
- Prior Evictions
