APPLICATION CRITERIA

Income Verification & Job stability:

  1. Applicant's monthly income to be at least 3 times the monthly rent. 2 times with added security deposit and cosigner. (Not necessary if receiving government housing assistance).
  2. A minimum credit score of 650. 620-649 With Cosigner and larger deposit.
  3. Applicant to supply at a minimum 2 months Pay stubs before showing.
  4. No Bankruptcy in the last 7 Years.
  5. No Evictions ever.

Criminal History:

  1. No crimes against children.
  2. No sex offenders.
  3. No pattern of habitual violent or criminal activity, to include D.V.
  4. No pattern of habitual restraining orders.
  5. No history of substance abuse, DUI, Possession of controlled substances etc.

Smoking Policy:

  1. No Smoking of any kind, to include vaping and burning candles.

Occupancy Limits:

  1. Studio- 2 Persons.
  2. 1 bedroom and above, 2 Persons per bedroom plus 1 more person in dwelling.
  3. Every resident 18 years or older must submit a separate application. All applications must be completed in full to avoid delays or denial.

Insurance:

  1. Must get renters insurance of $100,000 coverage in Property damage liability minimum with the property manager named as also insured, before move in & for the coverage of the lease period with proof supplied. (It is very inexpensive to get).
  2. If insurance is not purchased, the property manager will charge the tenant an uninsured unit fee at $18 per month, subject to change as insurance rates may change. (Landlord purchases insurance on your behalf).

Pet Policy:

  1. Pets only on approval
  2. No Pets under 2 yrs old
  3. No, Pit Bull, Staffordshire terrier, German Sheppard, Rottweiler, Doberman Pinscher, Chow Chow, Wolf dogs and wolf hybrids, Presa Canario (Canary dog), Akita, Husky, Alaskan Malamute, Dalmatian or Great Dane.
