Thank you for your interest in our rental properties. To ensure a transparent and fair process for all applicants, please review our screening criteria below.
Step 1 – Application Submission
- Who Must Apply: Each individual aged 18 or older who will reside in the home must submit a separate application.
- Complete Applications: We will not begin processing until we receive completed applications and all required supporting documents from everyone in your party.
Step 2 – Screening Order & Selection
In accordance with California law, we process applications in the order they are received. First-Come, First-Served: We review the first complete application package received. If that applicant meets all our "Qualified" criteria, they will be approved. Please note that applications are not considered complete until all applications are received.
Step 3 – Minimum Qualification Standards
To be considered "Qualified," applicants must meet the following specific benchmarks:
- Income Requirements: Gross household income must be at least 2.5x the monthly rent. We accept all verifiable income, including salary, social security, disability, housing subsidies, self-employment income, etc.
- Credit History: A minimum FICO score of 700 is generally required. We may accept lower scores based on the total credit picture & history.
- Rental History: At least 2 years of verifiable, positive rental history from non-relatives.
- Evictions: No evictions within the last 7 years.
- Bankruptcies: Must be discharged for at least 3 years.
- Criminal Background: We conduct a nationwide search. Decisions are made on a case-by-case basis in compliance with Fair Housing guidelines, focusing on conduct that may pose a direct threat to the property or other residents.
Step 4 – Verification & Timeline
TIME IS OF THE ESSENCE. Once we begin processing your application, we allow 2 business days for you to provide any requested follow-up documentation (e.g., pay stubs, tax returns, or landlord references). Failure to respond within this window may result in us moving to the next applicant in line.
We try to reply to applications within 1 business day if we are not working with another applicant group already. If we are currently working with an applicant group and they do not qualify, we process applications in the order it is received.
Step 5 – Lease Signing & Security Deposit
- Approval: Upon final approval, you will receive a Lease Agreement for electronic signature.
- Deadlines: The lease must be signed and the security deposit paid within 2 business days to secure the home.
