To ensure fairness and compliance with Fair Housing guidelines, qualification standards are established in advance for each property and applied consistently to all applicants.
Income Requirements
The combined gross monthly income of all applicants must be at least three (3) times the monthly rent.
If one or more applicants currently has an active mortgage obligation, the combined gross monthly income requirement increases to five (5) times the monthly rent.
All income must be verifiable through acceptable documentation.
Credit Review
Credit requirements may vary slightly by property. We evaluate credit scores as well as overall credit history, including payment patterns, outstanding debt, account status, and financial responsibility.
Bankruptcies will be reviewed based on type, discharge status, recency, and overall post-bankruptcy credit performance. An open or recently filed bankruptcy may impact approval.
Rental History
Applicants must demonstrate a satisfactory rental history. Recent evictions, outstanding landlord collections, or documented lease violations may result in denial.
Criminal Background Screening
A criminal background screening is conducted for all applicants. Criminal history is reviewed in accordance with applicable federal, state, and local laws.
We consider the nature, severity, and recency of any conviction and evaluate each applicant on an individualized basis.
Co-Signer / Guarantor Option
Applicants who do not independently meet income or credit requirements may apply with a qualified co-signer (guarantor).
Co-signers must:
- Submit a separate application
- Meet established credit and income standards
- Provide verifiable income documentation
- Sign the lease agreement as financially responsible for the full lease term
Approval with a co-signer is not automatic and must meet established qualification standards.
Application Accuracy & Fraud Prevention
All information provided on an application must be complete and accurate.
Submission of false, misleading, altered, or fraudulent documentation — including income verification, identification, rental history, or supporting documents — will result in denial of the application. Fraudulent documentation may be reported to appropriate authorities.
Application Requirement
All residents age 18 or older, as well as any co-signers or guarantors, must submit a separate application.
