RENTAL REQUIREMENTS (PLEASE READ CAREFULLY)
1. Completed application with all required documentation for each adult 18 years of age or older
2. Valid Government issued photo ID (i.e. driver’s license or passport)
3. Application fee of $50.00 per adult applicant
4. Tenant credit score of at least 680 with no unpaid liens or collections
5. No bankruptcy, foreclosure, or judgments in last 3 years
6. Tenant combined gross monthly income equal to at least 3x monthly rent
7. Minimum 24 months with current employer
8. No evictions in past 5 years
9. Tenant has minimum 3 years verifiable good rental history with Current & Previous Landlord or has been a Homeowner for a minimum of 5 years.
*If property accepts a co-signer, Co-signer must have a 700+ credit score and make 7x the rent in income or have 80x the rent in assets (ie. Bank, owns home, etc.) otherwise she will not qualify or be approved.
Application Process: Please understand that approval is not an agreement to rent. The Rental Agreement must be in writing and signed by the Property Manager. PLEASE READ ALL OF THE ABOVE CAREFULLY BEFORE SUBMITTING THIS RENTAL APPLICATION as the Application Fee is **NON-REFUNDABLE**. Any Resident 18 years of age or older who intends to reside at the property or stay more than 3 days per month must apply and pay a $50.00 application fee. The application fee is required from each applicant as a processing fee to verify income, credit, and eviction history. *The $50.00 application fee is non-refundable once the application processing has begun. We accept payment for processing online by credit card at the time you apply.
Required Documentation at time of applying:
1. Proof of Identification: Valid Government Issued photo ID
2. Proof of Income: Attach in the application your Last Two Pay Stubs and Most Recent Bank Statements (checking & savings).
3. Current and Previous Landlord references must be submitted on application for verification purposes. We require current and previous Landlord reference for each Applicant so if Applicants have different Landlords they will each be required to submit.
The applicant represents that statements made in this application are true and correct and hereby authorizes verification of employment and income sources and references including, but not limited to, the obtaining of a credit report and agrees to furnish additional references upon request. Applicant authorizes Titan Property Management to release application, screening report, and proof of income to the Owner of the property applied for or Insurance provider if requested. Applicant agrees to hold harmless Titan Property Management, a division of Miller Property Management, Inc. and previous and future owners or managers from any liability for providing written or verbal information regarding the quality of tenancy. Applicant has read and understood the application information.
