APPLICATION CRITERIA

Application Criteria

All applications for residency will be processed through Experian but not limited to other credit-reporting agency. Without exceptions, all prospective residents 18 years or older must complete and sign an application. Unauthorized occupants are strictly forbidden. There is a $50.00 non-refundable application fee per person required. Applicants will not be denied on the basis of race, color, religion, national origin, sex, handicap or familiar status.

In reviewing the application, all or part of the following areas will be taken into consideration.

1. Credit

All credit status for the past 7 years will be checked through the appropriate Credit Bureau. The credit history must be free of any outstanding debt to previous landlords, open bankruptcies, evictions judgments, and defaults for utility bills.

2. Resident/Rental History

The last 2 year of resident/rental history is required. All appropriate phone numbers and addresses, where this information may be VERIFIED, must appear on the occupancy application. All resident’s history must be free of rental housing evictions, skips and delinquencies.

3. Source of income or other sources of income

Applicant’s local employment must be verified, including salary amount. Applicant(s) verified total income must be equal to at least 2.5 times the monthly rent. In addition to paystubs and other legal verifiable sources may be used to demonstrate financial responsibilities.

  • Paystubs for the past two most recent months
  • Full Bank statements for the past 3 most recent months
  • Verifiable Job Offer Letter

4. Criminal Record

The criminal record of all household members over the age of 18 will be checked and reviewed for felony offenses. The information gathered as the result of this check will affect the approval of the application

5. Identification

All applicants must provide a government issued photo identification.
