No application fee! All applicants 18+ must complete the full screening process ($32 credit/background check per applicant).

MOVE-IN COSTS DUE 48 HOURS AFTER LEASE SIGNING -

•           Security deposit = one month's rent

•           First month's rent + any prorated rent

•           $200 lease signing fee

•           (Optional) $300 Pet Deposit

PETS -

Pet-friendly — up to 2 cats or dogs, no breed or weight restrictions, no exotic pets. $300 non-refundable deposit + $40/month per pet. Service animals and ESAs are exempt from all pet fees and verified through www.petscreening.com

TENANT RESPONSIBILITIES -

Tenant covers all utilities, landscaping/lawn care, and general property upkeep. Smoking is not permitted. Insurance required.

QUALIFICATION GUIDELINES -

Applicants may be disqualified for: credit score below 620 (household average), combined household income under 3x monthly rent, evictions or filings within the past 5 years, criminal convictions within the past 10 years, no positive rental history (waived for first-time renters).
