APPLICATION CRITERIA
- Income Verification:
- Applicants must provide proof of income. Acceptable documents include recent pay stubs, employment verification letters, or bank statements.
- The combined gross income of all applicants must be at least three times the monthly rent.
- Credit Check:
- A credit check will be conducted for each applicant. A minimum credit score of 650 is required.
- Applicants with bankruptcies, foreclosures, or significant outstanding debts may be disqualified.
- Rental History:
- Applicants must provide rental history for the past 3 years, including contact information for previous landlords. If false contact information is provided, the application will be automatically denied.
- Positive references from prior landlords are requested. Applications with prior evictions or ongoing landlord-tenant disputes may be denied.
- Background Check:
- A background check will be performed to screen for criminal history.
- Applicants with a history of violent crimes, drug offenses, or other serious felonies may be disqualified.
- Employment Verification:
- Current employment must be verified. Applicants should provide contact information for their employer.
- Self-employed applicants must provide recent tax returns or business financial statements.
- Pet Policy:
- Pets are allowed with prior approval. A separate pet application and pet deposit/fee are required.
- Restrictions may apply based on pet size and the number of pets allowed.
- Cats are not allowed.
- Security Deposit and Rent Payment Terms:
- A security deposit equivalent to one month's rent is required upon lease signing.
- Rent is due on the first of each month. Late fees will apply for payments received after the due date.
- Additional Documentation:
- Applicants must provide a government-issued photo ID (e.g., passport, driver’s license).
- Proof of renter’s insurance is required prior to move-in.
- Application Fee:
- A non-refundable application fee of $15 plus a screening fee of $22 is required for each applicant over the age of 18.
- Approval Process:
- Applications are processed on a first-come, first-served basis.
- Applicants will be notified of the approval decision within five business days.

- We adhere to all fair housing laws and do not discriminate based on race, color, national origin, religion, sex, familial status, disability, or any other protected class.
