To qualify, applicants must be able to show consistent income and provide recent documentation. If employed, we can accept paystubs from the last two months, bank statements from the last three months, or a recent offer letter. Self-employed applicants may provide bank statements from the last six months along with last year’s tax return.
If income comes from retirement or benefits, we’ll simply need documents that verify it — such as a recent Social Security or benefits award letter, recent bank statements, or a current IRA, 401k, or annuity statement. Students without income can qualify by providing proof of current enrollment and, if available, an award letter.
Rental history may be verified for the last 24 months when applicable. A consumer report is requested for each applicant, which includes a review of eviction history as part of the screening process.
