Rental Criteria

• All persons 18 or older must apply.
• The application fee is $50 per person and is non-refundable regardless of the outcome.
• The screening fee is $22 screening per person and is non-refundable regardless of the outcome.
• You must have a FICO score of 620 or higher; if you do not have any FICO score then tenancy may be obtained with a guarantor.
• No Evictions.
• You must have 1 year of verifiable income, paystubs, bank statements, or income tax records.
• You should have a verifiable previous rental record with a good payment history.
• You must have government-issued photo identification. (state driver’s license or passport).
• You must have a social security card or TIN.

Important Notes

• Completed applications are processed on a first-come, first-served basis.
• Move-in date must be within 3 weeks or obtain written approval from Landlord.
• Processing time for applications can take up to 3 business days. All applicants must submit all proof required within two business days as we are required to move on to the next applicant.
• Once approved the security deposit will be due within 72 hours and needs to be paid with a cashier’s check or money order, no personal checks will be accepted. The first month’s rent is prorated and the second month’s rent is due on the 1^st.
