The leasing requirements:

• Must provide a government issued identification
• Must have a combined household income equal to 2.5 times the rent
• Must have 12 months of recent verifiable rental or mortgage history
• Must have 12 months of recent verifiable income or employment
• Must provide 2 months recent bank statements
• Must provide 2 recent paystubs
• Cannot have any derogatory reporting credit in the past 12 months. No bankruptcy, foreclosure, repossession, charge-offs *exceptions for medical and student loans are allowed
• Cannot have an eviction in the past 36 months
• Cannot have an unpaid debt owed to a current or previous landlord unless there is a verifiable repayment agreement
• Cannot have more than 2 late rent payments in the previous 12 months
• Cannot have a conviction for drug related or violent crime in the past 5 years
