Application Criteria

1. Income Requirements
- Income-to-Rent Ratio: The combined gross monthly income of all adult applicants must be at least 2.5 times the monthly rent.
- Verification: Applicants can submit recent pay stubs (last 30 days), W-2s, or bank statements. Self-employed applicants must provide the last 2 years of tax returns.
2. Credit History
- Minimum Score: A preferred minimum credit score of 580. Scores below this may require an additional security deposit or a co-signer.
- Negative Accounts: Accounts in collections, excessive late payments, or active bankruptcies may result in denial.
3. Rental History
- Duration: Applicants must have 12 to 24 months of verifiable, positive rental history or homeownership.
- Evictions: No evictions, unlawful detainers, or housing-related judgments within the past 3 years.
- References: Must provide contact information for previous landlords. Outstanding balances to previous landlords will result in immediate denial.
4. Criminal Background and Credit Check
- A criminal background and credit check will be conducted for all applicants. Convictions for violent crimes, drug manufacturing/distribution, or sexual offenses may result in automatic denial. Other convictions are evaluated on a case-by-case basis.
5. Occupancy Limits
- Maximum occupancy is strictly enforced (e.g., 2 persons per bedroom) to comply with local housing and safety codes.
6. Pets & Smoking
- Pets: List any breed restrictions or weight limits. A pet deposit and/or monthly pet rent apply. Service/assistance animals are exempt from fees but require proper documentation.
- Smoking: The property is strictly non-smoking.
7. Fees
- Application Fee: A non-refundable fee of $25 per adult applicant to cover screening costs.
- Background and Credit Check Fee: Any adult residing in the home will be charged a non-refundable fee of $22 to complete a background and credit check.
- Approval Timeline: Applications are processed in the order they are received once fully completed.
8. Fair Housing Compliance
- This property strictly adheres to all Federal and Ohio Fair Housing Laws, which prohibit discrimination based on race, color, religion, sex, national origin, familial status, or disability.
