The first qualified applicant who meets the criteria below and completes all required steps will be approved. Each applicant age 18 or older must submit a complete application and valid government-issued ID. An application fee may be charged in accordance with California law and will not exceed the legal maximum or our actual screening cost; if a reusable tenant screening report is provided and accepted, no fee will be charged.

Applicants must demonstrate verifiable, lawful income of at least 2.5 times the monthly rent (combined for all applicants). A credit report may be obtained, and applicants should generally have a minimum credit score of 680, with overall creditworthiness evaluated based on payment history, debt, and any collections. Verifiable rental history is required when available and should reflect on-time payments and lease compliance. We may consider co-signers/guarantors for applicants who do not meet income or credit criteria, and all applications are reviewed on a consistent, case-by-case basis.

Applications may be denied for material misrepresentation, inability to verify identity or income, significant unpaid landlord debt, or recent unresolved eviction history, subject to applicable law. Criminal history, if considered, is evaluated individually based on the nature, severity, and recency of any conviction; arrests not resulting in conviction are not considered. Pet policies vary by property and will be disclosed in each listing; assistance animals are accommodated in accordance with law and are not subject to pet fees. Some properties may be exempt from California’s Tenant Protection Act (AB 1482); any applicable exemption or coverage will be disclosed in writing as required.
