Rental Application Criteria
An application fee of $30 per applicant must be paid at the time of application for each
applicant or co-applicant over 18 years old who will occupy the property.
Please review the following criteria for approval prior to applying.

take additional time.
Income & Financial Requirements
● Total combined monthly income must be at least 3 times the monthly rent amount.
● Each applicant must provide the most recent 2 months of paycheck stubs.
● If self-employed, applicants must provide 3 months of bank statements and the 2
most recent signed tax returns.
● Total debt-to-income ratio must be under 40%.
● A minimum credit score of 580 is required with a co-signer, or 650 without a co-signer.
Documentation Requirements
● A valid photo ID must be submitted by each applicant.
● Non-U.S. residents will be asked to provide additional documentation.
● Landlord references (past or present) must be verifiable.
Background Screening
● Credit and criminal background checks will be conducted for all applicants aged 18
and older.
● Applications will be evaluated case-by-case, considering the nature, severity, and timing
of any findings.
● Applicants with bankruptcies or collections (including utility or landlord) are not
automatically disqualified but must show current financial stability.
● Background information may be shared with the property owner for application
evaluation, in accordance with the Fair Credit Reporting Act and other applicable laws.
● Final decisions are made at the discretion of the property owner, in compliance with
all local, state, and federal laws.
Pet Policy
● Pets may be accepted on a case-by-case basis.
● A $500 non-refundable fee is required per pet.
● Pets must be at least 2 years old and 25 pounds or under.
● No more than three (3) pets are allowed per household.
● Livestock, poisonous, wild, or exotic animals are not permitted.
● Aquariums up to 20 gallons may be allowed.
● A photo of each pet must be submitted with the application.
● The owner must approve all pets.
● Before processing the application, the owner must be made aware of any animals that
will reside on the premises.
● Applicants must submit vet records and pet photos at the time of application.
Application & Deposit Terms
● Multiple applications may be accepted on a single property.
● Application fees are non-refundable.
● If approved, the security deposit must be paid within 24 hours of approval.
● If not received, we will proceed with other applications.
● All deposits must be made with certified funds (cashier’s check or money order).
● Until the lease is signed, the deposit is 100% refundable, and the property will remain
listed on the market.
● The lease must be signed by all tenants listed on the application.
Applicant Acknowledgment
"Signing this application indicates that you have had the opportunity to review the landlord’s
tenant selection criteria. The tenant selection criteria may include factors such as criminal
history, credit history, current income, and rental history. If you do not meet the selection criteria,
or if you provide inaccurate or incomplete information, your application may be rejected and
your application fee will not be refunded."
