An application fee of $27 per applicant must be paid at time of application for each applicant or co applicant over 18
years old occupying the property. Please consider the following criteria for approval in renting the
property.

● Total combined monthly income must be a minimum of 3-4 times the monthly rent amount. Each applicant
must provide the most recent paycheck stubs for the last 2 months. If self employed you must provide 3
months of bank statements and the last 2 most recent signed tax returns. Total debt to income must be less
than 40%, minimum credit score of 580 w/cosigner or 650 without cosigner required
● Each applicant must provide a copy of photo id. If any applicant is a non us resident they will be asked for
additional documentation
● We must be able to verify landlord references whether past or present
● Credit and criminal reports will be obtained for each applicant or co applicant 18 years and older. Any credit or criminal issues may cause a decline of the application.
● If any applicant has a bankruptcy it may cause a decline of the application
● Each applicant must not have any outstanding judgements
● Each applicant must not have any landlord collections
● Each applicant must not have any collections or utility collections
● Credit and/or criminal background may be discussed with the property owner. Any credit or criminal records will be at the discretion of the property owner and may affect approval of application
● All applications are subject to owner approval
● Multiple applications may be accepted on a single property simultaneously
● Application fees are non refundable
Pets may be accepted on a case by case basis.
A $500 non-refundable pet fee is required per pet
● Pets must be 2 years of age or older. Age verification will be required
● Pets must be 25 pounds or smaller
● No more than three (3) pets are allowed per home.
● Pet fees, rent, and/or deposits may be charged, where applicable.
● Livestock, poisonous, wild, or exotic animals are not permitted.
● Aquariums may be permitted, subject to a 20-gallon maximum.
● A photo of the pet(s) must be submitted with the application
● Owner approval is required for any pet
● Prior to application processing owner must be made aware of any animals to live on premises also submit vet records and pictures
If the application is approved the security deposit must be paid within 24 hours of approval. If not received we will
move forward with additional applications. All deposits must be paid in certified funds (cashiers check or money
order). Until the lease is signed the deposit is 100% refundable and the property will remain active on the market.
Lease must be signed by all tenants.
"Signing this Application indicates that you have had the opportunity to review the landlord's tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded."
