RENTAL CRITERIA - Subject to change at any time without notice. We will accept as a tenant any person who submits an accurate, complete application for an available property, meets the standards set forth below, and agrees to abide by the rule and regulations set forth by Management. We support the Fair Housing Act as amended, prohibiting discrimination in housing based on race, color, national origin, religion, handicap, age or familial status. Any false or misleading information supplied by the applicant at any time is an automatic disqualification.
Before an application will be processed, all of the following must be completed:
- An application from every person 18 or older who will be living in the property must be completed and signed and completely filled out.
- Application fee must be paid.
- A copy of a valid driver’s license or state issued picture ID.
DISQUALIFICATION:
- Evictions are automatically denied
- Felonies are automatically denied
- Credit Scores Under 550 are denied
- Applicant does not meet set forth property requirement or purposeful false, inaccurate, or incomplete information.
TENANT OCCUPANCY: All tenant(s) must be approved by Management before residing on the property. All occupants 18 or over must pass criminal background checks to live on the premises. No more than 2 persons per room. Background checks will automatically be denied for felonies, evictions, judgments, or civil suits. Any violent felony or misdemeanor will be denied. Any other Misdemeanors are case-by-case basis.
GROSS INCOME: Must be 3x the monthly rent amount with proof of income. For proof of income pay stubs, bank statements or tax forms. We do not accept out-of-state income.
PET POLICY: The maximum number of pets allowed per home is 2. There is $300 non-refundable pet fee per pet. There is an additional charge of $25 monthly for pet rent per pet. The pet(s) must be approved by Management to live on the property. No vicious, unruly, dangerous animal(s) allowed. Fish tanks must not exceed 20 gallons. All pet(s) must always remain friendly or will be subject to be removed from the property. All pet(s) must have and remain up to date on vaccinations. Applicants must send proof of documentation to the Management prior to approval. Pet “sitting” or “visiting” is not allowed at any time. If you are found to have pet(s) in your home without notifying Management; you will be charged an automatic Pet Fee and Pet Rent backdated to the start date of your lease.
