Rental Application Criteria
Thank you for your interest in applying for one of our rental properties. Please review the application criteria below before submitting an application.
Application Process
All adults 18 years of age or older who will be living in the property are required to complete a separate application.

Application fees are non-refundable once the screening process has started.
Income Requirements
Applicants should generally have verifiable monthly household income of at least 2.5x the monthly rent amount.
Acceptable proof of income may include:
- Recent pay stubs
- Bank statements
- Employment offer letters
- Tax returns
- Government assistance documentation
Credit & Background Screening
Applications may include:
- Credit history review
- Criminal background screening
- Rental history verification
- Employment verification
Credit scores are reviewed as part of the overall application, but approval decisions are not based on credit score alone.
Rental History
Positive rental history is preferred. Previous evictions, unpaid landlord balances, repeated late payments, or lease violations may impact approval.
Occupancy Standards
Occupancy limits are based on local housing guidelines and property size.
Pets
Pet policies vary by property. Additional pet deposits, monthly pet rent, breed restrictions, or weight limits may apply.
Section 8 / Housing Assistance
Housing assistance programs may be accepted depending on the property and owner approval. Applicants must still meet screening requirements.
Security Deposit & Move-In Funds
Approved applicants are typically required to pay:
- Security deposit
- First month’s rent
- Any applicable fees
before keys are released.
Utility Transfer & Renters Insurance
Utilities must generally be transferred into the tenant’s name before move-in. Renters insurance may also be required.
False Information
Providing false, misleading, or incomplete information on an application may result in denial.
